Job Summary

Maintain in good repair the physical operation, structural integrity, safety and security of our Facility Homes and Corporate Office. The Maintenance Manager is expected to manage maintenance as a whole, immediately respond to critical situations, take initiative when observing a need, actively observe and demonstrate attentiveness to facility needs. Must communicate effectively with the Regional Facilities Director and all Executive Directors, assist them in monitoring facility maintenance, act as a support mechanism for the Executive Director and Regional Facilities Director regarding all facility issues.

Be creative, flexible, and be on call for emergencies after hours and on weekends.

Duties
  • Represent Frontida with professionalism, embracing Frontida’s culture, which includes “treating others as you would like to be treated”.
  • Ensure compliance with DHS 83 and related regulations regarding facility maintenance and resident safety.
  • Manage renovation projects: propose budgets, gather bids, price and recommend materials, and install those materials.
  • Maintain buildings and systems, correcting problems on interior and exterior areas.
  • Track all repair issues using the “Work order” program.
  • Report maintenance spending to the Executive Director per purchasing policy, including receipts and variances.
  • Communicate vital facility maintenance information to the Regional Facilities Director.
  • Regularly report daily activities and facility needs to the Executive Director.
  • Coordinate with outside appliance maintenance to ensure safe, efficient operation of appliances.
  • Contribute to cooperative, coordinated maintenance activities within the department and with other Frontida departments.
  • Develop and implement preventative maintenance practices for all equipment and structures.
  • Perform repairs such as carpets, walls, ceilings, equipment, appliances, HVAC systems, security systems, electrical, plumbing, painting, basic carpentry, and cement work.
  • Maintain lawns, trim and edge grounds, prune shrubs, apply fertilizers and insecticides, and coordinate with contracted landscapers or snow removal services.
  • Operate company vehicles, trailers, and lawn care equipment safely.
  • Use and maintain appropriate equipment to complete work, adapting as needed.
  • Follow safety practices and use required safety equipment.
  • Maintain harmonious relations with existing and new employees.
  • Recommend improvements to facility-related company policies and procedures.
  • Stay informed of building maintenance industry trends, DHS 83 regulations, and life safety equipment compliance.
  • Communicate appropriate information to new maintenance personnel about company policies and department practices.
  • Maintain a professional image consistent with Frontida, Inc.
  • Ensure operations conform to advertised policies, practices, and procedures.
  • Report identified problems or concerns to the appropriate department promptly.

Physical Requirements
  • Stand, sit, and walk for long periods.
