As part of the maintenance team at Forestplace, you’ll play a key role in ensuring the property is operating at its best—handling day‑to‑day work orders, supporting unit turns, and responding to after‑hours needs when required. Schedule:

Full‑time position (40 hours a week)

Pay Range: $24.00 - $28.00 per hour; monthly bonus eligible

Classification:
Non‑exempt position, eligible for overtime pay

Schedule:

Tuesday - Saturday 9:00 AM - 6:00 PM, 60‑minute unpaid lunch

Key Responsibilities
  • Perform maintenance tasks, including electrical, plumbing, carpentry, painting, appliance repairs, and janitorial duties.
  • Follow preventative maintenance schedules and safety protocols, ensuring proper use of Personal Protective Equipment (PPE).
  • Conduct landscaping tasks such as mowing, trimming, and overseeing contracted landscaping vendors.
  • Coordinate with the property manager to identify maintenance needs and document completed work.
  • Maintain the cleanliness of common areas, including trash removal and exterior lighting inspections.
  • Assist in pool upkeep, including filter maintenance, pump operations, and water testing.

Job Requirements
  • High school diploma or equivalent preferred.
  • One (1) year in the Maintenance Technician I position or two (2) years of previous maintenance experience, preferably in property management.
  • Intermediate skills in electrical, plumbing, carpentry, and appliance repair.
  • Knowledge of landlord/tenant laws and property safety protocols.
  • Valid driver's license, proof of insurance, and reliable transportation for job‑related tasks.
Physical Requirements

This position requires regular physical activity, including standing, walking, stooping, bending, twisting, crouching, and climbing stairs or ladders up to six feet. Employees must be able to lift and carry up to 50 pounds, move heavy equipment, and use hand and power tools. The role involves repetitive motions of the hands, fingers, and wrists, and requires sufficient hearing, motor skills, and coordination to safely operate equipment and perform job tasks.
