We are seeking a dedicated Maintenance Manager who takes pride in maintaining a high-quality community while ensuring regulatory compliance, resident safety, and operational excellence.
Position SummaryThe Maintenance Manager is responsible for overseeing all aspects of building maintenance, groundskeeping, safety systems, preventative maintenance programs, vendor management, and emergency preparedness. This position plays a vital role in ensuring the community remains safe, functional, attractive, and compliant with all applicable regulations.
Essential Responsibilities Facility Maintenance & Operations- Conduct daily inspections of the community, including interior spaces, exterior grounds, parking areas, and common areas.
- Develop, implement, and maintain a comprehensive preventative maintenance program.
- Perform and coordinate repairs involving HVAC, plumbing, electrical, mechanical, and building systems.
- Maintain accurate maintenance records, work orders, and preventative maintenance schedules.
- Ensure all community equipment, fixtures, and systems remain in proper working order.
- Maintain clean, safe, and attractive grounds, entrances, and common areas.
- Respond promptly to maintenance requests and facility concerns.
- Coordinate and oversee third-party vendors and service providers, including:
- HVAC services
- Landscaping
- Elevator maintenance
- Pest control
- Fire and life safety systems
- Other contracted services
- Monitor vendor performance and ensure work is completed according to community standards and regulatory requirements.
- Maintain compliance with federal, state, and local regulations, including OSHA, ADA, and life safety requirements.
- Ensure the community remains survey-ready at all times.
- Maintain safety logs, inspection records, testing documentation, and compliance reports.
- Coordinate and conduct fire drills, emergency preparedness exercises, and safety training.
- Assist in developing and implementing disaster preparedness and evacuation procedures.
- Participate in emergency response efforts and resident evacuations when necessary.
- Collaborate with department leaders to address maintenance and safety needs throughout the community.
- Provide guidance and oversight to maintenance staff, contractors, and vendors.
- Promote a culture of safety, accountability, and exceptional customer service.
- High school diploma or equivalent required.
- Minimum of two (2) years of maintenance experience in a large residential, healthcare, hospitality, or senior living environment preferred.
- Working knowledge of HVAC, plumbing, electrical, mechanical, and building systems.
- Knowledge of OSHA regulations, ADA requirements, fire safety codes, and life safety standards.
- Experience managing vendors, contractors, and maintenance projects.
- Ability to safely operate maintenance equipment, tools, and machinery.
- Strong organizational, communication, and problem-solving skills.
- Ability to prioritize multiple tasks and respond effectively to emergencies.
- Experience with state surveys, inspections, and regulatory compliance preferred.
- Valid driver's license and acceptable driving record preferred.
