Summary / Posting Description

Maintenance Technicians work as an integral part of the Winter Park Resort Lodging (WPRL) Division's team. The WPRL comprises Front Desk;
Housekeeping;
Laundry;
Condo Maintenance;
Owner Relations; HOA Management;
Commercial Management;
Village Company; and the Vintage Hotel. The Division is responsible for the property management of nearly 600 condos/hotel rooms, with approximately 270 participating in the WPRL short-term rental program. We are charged with assuring the safe, efficient, fiscally-responsible, and high-quality operation of this significant physical plant 24 hours a day/365 days per year.

The Maintenance Tech is a Front of House role with regular service interaction required between the Tech and guests, homeowners, internal partners, and other stakeholders. Responding to guest/owner calls for maintenance assistance is a critical function. The role also includes completing routine and preventative maintenance tasks and undertaking specialized project work. Maintenance Techs typically have a "home" property as their base but may be assigned to tasks and projects at different properties based on business needs.

Essential

Duties Respond to Guest/Owner/Internal Maintenance Calls
  • Efficiently respond to all maintenance calls dispatched via HotSOS, email, in person, or phone. Complete basic maintenance tasks to a high degree of quality.
  • Use established protocols for approaching, announcing, and entering condos, whether vacant or occupied; follow protocols inside condos whether occupied or not.
  • Leave work locations in pristine condition after project completion.
  • Display professionalism and guest-centric demeanor when interacting with guests, homeowners, and peers.
  • Escalate issues to the Supervisor or Manager promptly when needed.
  • Report completion or delays via HotSOS or other communications tools as directed.
  • Immediately report safety concerns, injuries, or guest service challenges encountered during any call.
  • Diagnose more complex maintenance issues, including in-unit problems and building systems, and provide timely updates to stakeholders.
  • Complete basic-to-intermediate plumbing, electric, HVAC, carpentry/finish repairs without supervision when dispatched.
  • Achieve proficiency to enable Tech II to provide basic training and project oversight.
Perform Routine and Preventative Maintenance
  • Follow established protocols and deadlines for routine and preventative maintenance via HotSOS or management directions.
  • Examples include opening/closing hot tubs and pools with chemical testing and temperature checks; documenting building systems data; exchanging air filters; trash removal and cleaning of rooms; monitoring Metasys system; completing annual room surveys; and performing HOA-related “spring project” tasks.
  • Emergency Response: act immediately on alarms, assist with evacuations if needed, and coordinate with Front Desk and management.
  • Access Control/Security: follow procedures for entering properties, verify identities, secure areas, and assist with lock-related tasks.
Communication / Guest Service
  • Communicate sensitively about guest information; use engaging, professional tone with guests, owners, and peers.
  • Stay informed via WP Portal and company communications to provide accurate information.
