Job Description Summary
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities- Assists and completes work orders generated from resident requests for service, and routine upkeep on the community, diagnosing the source or cause of defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversees and completes the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, creating a punch list, scheduling vendors and contractors, obtaining needed supplies and materials, completing maintenance tasks, and inspecting work.
- Develops standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect high quality and Greystar standards.
- Periodically inspects work performed by other service team members and contractors to assess effectiveness, verify quality, and develop corrective action plans as needed.
- Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools to stay within budgetary guidelines.
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assists Community Manager in developing the budget for regular repair, maintenance, and capital projects.
- Supports cost‑cutting and expense control programs by repairing rather than replacing parts, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment.
- Conducts scheduled Greystar safety meetings, ensures MSDS sheets are current, and keeps up to date on OSHA and other safety laws to ensure community compliance.
- Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or related trade.
- Incumbents must provide own hand tools unless prohibited by State law and be knowledgeable and skilled in safe use and maintenance of hand tools, power tools, equipment, and measuring devices.
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication to effectively interact with residents, clients, team members, and business contacts, and to remain calm when addressing and resolving customer problems.
- Ability to read, write, and communicate effectively to represent company management, serve as first point of contact for internal team members and external visitors, and answer questions related to policies.
- Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
- Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions to review and complete financial, administrative, and legal documents.
- EPA certifications Type I and II or Universal (if position requires working on sealed HVAC system). State and local jurisdiction certifications required.
- Valid driver’s license to operate a golf cart on property, if applicable.
- Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- Local routine travel may be required for business meetings, training programs, or other events.
- Flexible schedule, including call during evenings, weekends, and holidays.
