Maintenance Technician / Mechanic, Building Maintenance, Facility Maintenance, HVAC Tech / Heating Engineer
The Maintenance Technician assists with the maintenance program for the community to preserve the asset’s value and maintain its interior and exterior condition. The role is customer‑service driven and reports to the Maintenance Supervisor.
Responsibilities- Maintain a clean, professional, and OSHA‑approved work environment.
- Assist with maintenance operations and repairs of the property.
- Monitor inventory of parts and supplies.
- Perform preventative maintenance.
- Report time and attendance.
- Conduct daily inspections of the community.
- Understand and adhere to the company policies and procedures.
- Ensure confidentiality of resident and company information.
- Provide customer service: understand residents’ needs and exceed expectations.
- Develop a sense of community among residents and staff.
- Maintain active and effective communication with residents and parents.
- Maintain a positive community environment for residents and associates, encouraging participation in events and activities.
- Assist the Maintenance Supervisor with organizing and implementing a successful turnover.
- Ensure service requests are completed in a timely manner.
- Be available on weekends and after hours for emergency calls.
- Understand, communicate, and enforce community safety, emergency, and fire evacuation policies.
- Provide emergency response and referral services and resources.
- Document and address resident behaviors that violate the law or lease agreement.
- Identify and address safety and security risks.
- Inspect the physical condition of the property and report any problems.
- Minimum of 2 years’ experience with electrical, plumbing, and appliance repair.
- Excellent communication and people skills.
- HVAC certification preferred.
- Computer literacy preferred.
The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions. The noise level is usually moderate.
Physical DemandsThe employee is frequently required to stand, walk, sit, use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required include close vision, distance vision, and ability to adjust focus.
