Position Summary

The Property Services Technician keeps The Buxton Hotel looking and working the way our guests expect — clean, cared for, and quietly running without a hitch. This is a blended role: part houseperson, part porter, part light maintenance. One day may be public space cleaning and linen runs; the next may be clearing a slow drain, swapping a PTAC filter, and mowing the front lawn before check-in.

We are looking for someone who takes personal ownership of the building and grounds, notices what others walk past, and fixes it before a guest ever has to mention it. This is a hands-on role with real autonomy and real visibility. It suits a self-starter who is handy, dependable, and genuinely enjoys taking care of a place and the people in it.

Essential Duties & Responsibilities Public Space & Common Area Cleaning
  • Clean and maintain the lobby, corridors, elevators, stairwells, public restrooms, fitness room, pool deck, meeting space, and back-of-house areas to Buxton and Best Western Signature Collection standards.
  • Vacuum, mop, dust, polish, and detail high-touch surfaces on a set daily rotation; complete deep-cleaning projects on a published schedule.
  • Maintain entry doors, glass, and exterior-facing surfaces so first impressions are consistently strong.
  • Monitor and restock public restroom and common area supplies throughout the shift.
Houseperson & Porter Support
  • Deliver and retrieve linen, terry, and supplies between laundry, storage, and guest floors; keep floor closets stocked and organized.
  • Remove trash, recycling, and cardboard from all areas of the property; maintain the trash enclosure in clean, compliant condition.
  • Respond to guest delivery requests — rollaways, cribs, extra linen, luggage assistance — promptly and courteously.
  • Set, reset, and break down meeting and event space, including tables, chairs, and A/V staging.
  • Assist the Housekeeping team with heavy lifting, mattress flips, furniture moves, and room-turn support during high-occupancy periods.
  • Support arrival and departure peaks with luggage handling and curbside presence as needed.
Grounds & Exterior Care
  • Mow, edge, trim, and maintain lawn and landscape areas on a regular cycle during the growing season.
  • Police the parking lot, sidewalks, patio, and perimeter daily for litter, debris, and drainage issues.
  • Maintain planters, seasonal beds, irrigation heads, and exterior lighting; report failures needing vendor attention.
  • Assist with snow and ice removal at entries, walkways, and ADA paths, including early or off-hour call-ins during winter events.
  • Pressure wash entries, patio, and hard surfaces on a seasonal schedule.
Light Maintenance & Repair
  • Clear clogged toilets, sinks, tubs, and floor drains; replace flappers, fill valves, aerators, supply lines, and toilet seats.
  • Replace light bulbs, ballasts, switch and outlet covers, and reset breakers and GFCIs.
  • Clean and replace PTAC filters and coils on a scheduled preventive maintenance cycle; troubleshoot basic no-heat and no-cool complaints.
  • Perform drywall patching, caulking, grout repair, touch-up painting, and tile and baseboard repairs.
  • Repair and adjust door hardware, closers, locks, hinges, and guest room door locks and key readers.
  • Repair or tighten guest room and public area furniture, fixtures, casegoods, and shower rods.
  • Troubleshoot guest room televisions, remotes, and in-room connectivity at a first-response level.
  • Complete assigned preventive maintenance room checks and log all work performed.

Life Safety, Compliance & Records
  • Complete routine life safety walks: fire extinguishers, exit signage, emergency lighting, egress paths, and stairwell clearance.
  • Maintain accurate logs for preventive maintenance, pool and spa readings (if certified), and completed work orders.
  • Follow all OSHA, hazard communication, and lockout/tagout requirements; use required PPE and maintain SDS accessibility.
  • Store chemicals, tools, and equipment safely and securely; keep the shop and storage areas orderly.
  • Report safety hazards, guest injuries, and property damage immediately per hotel procedure.
