General Maintenance Manager
The General Maintenance Manager oversees all maintenance, in‑house and contract repair work at several affordable housing, multi‑family properties and scattered sites in Ft. Lauderdale, Ft. Myers, and surrounding areas. He or she takes a portfolio‑manager’s approach to ensure systematic, comprehensive and consistent processes and practices across the portfolio, maintaining safe, clean and orderly environments with optimum curb appeal and excellent property condition while focusing on sustainable practices and cost effectiveness.
Key responsibilities include ensuring compliance and readiness for periodic inspections and site visits by a wide range of investors, agencies and partners such as HUD (INSPIRE), state and local entities. The manager establishes and implements a consistent, effective Preventive Maintenance program across the portfolio and works closely with a single owner/client, development, asset management, and Pratum leadership.
Responsibilities- Conduct and manage inspections of sites, buildings and units to identify maintenance issues and schedule necessary work.
- Supervise capital projects as needed.
- Coordinate with the Regional Property Manager and ownership on special projects for this property portfolio.
- Expedite permits and coordinate necessary approvals.
- Evaluate properties and teams and make recommendations to property and regional managers.
- Manage all aspects of the maintenance budget and cost‑control processes, including staff, contractors, material, equipment, and major capital improvements.
- Incorporate industry standards into utility consumption management and application programs for appliances, heating and water plant replacement.
- Utilize Yardi or other applicable utility management systems to pull reports and prepare reports.
- Prioritize safety, comply with OSHA and EPA regulations, and manage hazardous materials.
- Develop, implement, maintain and train staff on Emergency and Disaster Plans, Integrated Pest Management, Environmental Hazards and all safety related procedures.
- Support procurement and performance services related to maintenance, including vendor contracts for waste disposal, preventive maintenance, pest management and capital projects.
- Plan and schedule preventive maintenance, maintaining logs and records for HVAC equipment, appliances, vehicles, tools and major capital improvements such as carpet and roof replacement.
- Establish systems to manage electronic and physical drawings, warranties, maintenance manuals, and other documentation.
- Evaluate, provide performance feedback, recruit, train and develop staff in accordance with company policy.
- Organize and maintain shop and maintenance/storage areas for safety compliance.
- Conduct quarterly audits of emergency systems and mandatory physical inspections.
- Contribute to long‑term capital improvement planning, reviewing Property Critical Needs Assessments (PCNAs).
- Collaborate with Community Managers, Maintenance Supervisors, Regional Property Managers and others in supervising on‑site maintenance staff.
- Perform other position‑related jobs, duties, tasks, responsibilities, projects and assignments as directed by management.
- 10+ years of technical, multi‑family and multi‑site residential maintenance experience, including 5+ years of supervisory/management experience.
- Minimum 5 years of experience with INSPIRE/REAC inspections.
- Vocational/technical diploma preferred; bachelor’s degree preferred.
- Strong knowledge of building systems and construction methods (mechanical, plumbing, roofing, HVAC, electrical, elevators, central plant mechanical systems) and site life safety systems.
- Experience with INSPIRE/REAC inspections and affordable housing requirements.
- Excellent computer skills, including Microsoft Office suite and Yardi.
- Outstanding reading, writing and documentation skills; ability to interpret schematics, blueprints and design documents.
- Ability to evaluate contractor proposals for feasibility and cost reasonableness.
- Excellent interpersonal, communication and speaking skills.
- Strong leadership, drive, initiative and organizational planning capabilities.
