Job Description

The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance and upkeep of the condominium property, including common areas, building systems, amenities, and grounds. This position supervises maintenance personnel, coordinates preventive maintenance and repairs, responds to resident and management requests, and ensures the property is maintained in a safe, clean, and operational condition.

  • Supervise, schedule, and oversee the daily activities of maintenance and engineering staff.
  • Assign work orders and ensure maintenance requests are completed accurately and in a timely manner.
  • Conduct regular inspections of the building, common areas, mechanical rooms, amenities, and grounds.
  • Develop and maintain preventative maintenance schedules for building equipment and systems.
  • Monitor the operation and condition of HVAC, plumbing, electrical, pool, irrigation, lighting, elevators, fire/life-safety systems, and other building systems.
  • Perform or oversee routine repairs and maintenance, including minor plumbing, electrical, carpentry, painting, drywall, and general repairs.
  • Coordinate with outside contractors and vendors for specialized repairs, inspections, and preventative maintenance.
  • Obtain estimates when necessary and assist management with evaluating repair and maintenance needs.
  • Ensure contractors follow property rules, safety requirements, and established procedures while working on-site.
  • Maintain accurate records of work orders, inspections, preventative maintenance, equipment servicing, and repairs.
  • Maintain an inventory of maintenance supplies, tools, equipment, and replacement parts.
  • Monitor inventory and submit requests for supplies and materials as needed.
  • Respond promptly to building emergencies, maintenance issues, leaks, power outages, and other urgent situations.
  • Assist with emergency preparedness, including hurricane preparation and post-storm inspections.
  • Ensure mechanical rooms, maintenance areas, storage areas, and equipment rooms remain clean, organized, and secure.
  • Oversee the cleanliness and appearance of common areas and assist with special projects as needed.
  • Ensure all maintenance activities comply with applicable safety regulations, condominium rules, and company policies.
  • Assist management with capital improvement projects and building maintenance projects.
  • Communicate maintenance concerns and property conditions to the Property Manager and Board of Directors as appropriate.
  • Provide guidance, training, and support to maintenance staff.
  • Monitor employee performance, attendance, and adherence to established procedures.
  • Respond professionally to resident concerns and maintenance-related requests.
  • Perform other duties and special projects as assigned by management.
Building Systems & Equipment

The Maintenance Supervisor should have working knowledge of, or the ability to oversee contractors servicing:

  • HVAC and air-conditioning systems
  • Plumbing and water systems
  • Electrical systems and lighting
  • Pool and pool equipment
  • Pumps and motors
  • Generators and emergency systems
  • Fire/life-safety equipment
  • Elevators and related building systems
  • Irrigation systems
  • Building access and security systems
  • General carpentry and drywall
  • Painting and pressure washing
  • Preventative maintenance equipment

Full-Time Mon-Fri 8:30am-4:30pm

Pay Rate: $27-$30 DOE
