The Director of Maintenance is a senior operational leader responsible for the physical performance, safety, preservation, appearance, and long-term sustainability of Biggs Property Management’s multifamily portfolio, including owned and third-party managed communities. Reporting to and supporting the Director of Operations, this position establishes maintenance standards, develops maintenance leaders, manages capital and operating resources, and ensures maintenance operations support resident well-being, regulatory compliance, owner objectives, and strong property performance.

The Director is expected to lead the maintenance function strategically. The role builds systems that prevent problems, creates clear accountability, uses data to identify risk, and ensures Maintenance Managers and site teams have the training, tools, standards, and follow-through necessary to succeed.

Key responsibilities include:

  • Lead and develop regional maintenance leaders and teams through coaching, accountability, performance management, and ongoing training.
  • Oversee daily maintenance operations, preventive maintenance programs, work order performance, vacant unit turns, emergency response, and property condition standards.
  • Ensure portfolio-wide compliance with HUD, Rural Development, Fair Housing, ADA, local codes, and other applicable regulatory requirements while maintaining year-round inspection readiness.
  • Develop long-term capital improvement strategies and oversee maintenance-related construction, renovation, and asset preservation projects.
  • Manage maintenance budgets, vendor relationships, contracts, purchasing, and capital expenditures to maximize operational efficiency and financial performance.
  • Partner with cross-functional departments to support resident satisfaction, operational consistency, and organizational goals.
  • Establish performance expectations, monitor key performance indicators, identify operational risks, and implement continuous improvement initiatives across the portfolio.
  • Foster a culture of safety, accountability, collaboration, and exceptional customer service while building future maintenance leadership through training and succession planning.
Requirements
  • Significant progressive multifamily maintenance/facilities leadership experience; affordable housing experience strongly preferred.
  • Strong knowledge of building systems, maintenance operations, preventive maintenance, construction/renovation, life-safety systems, vendor management, and capital planning.
  • Ability to understand and apply regulatory physical-condition requirements across multiple affordable housing programs.
  • Demonstrated financial, budgeting, purchasing, contract, project-management, and analytical skills.
  • Ability to lead through others, coach supervisors, make timely decisions, manage competing priorities, and hold teams accountable with professionalism.
  • Strong written and verbal communication skills and the ability to communicate effectively with residents, employees, executives, owners, regulators, contractors, and other stakeholders.
  • Comfort using property-management/work-order systems, spreadsheets, reporting tools, mobile inspection tools, and other maintenance technology.
