Lead Senior Maintenance

Responsibilities

• Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
• Prepare vacant apartments for leasing by completing pre-move-out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
• Follow procedures to access and obtain materials, supplies, equipment, and tools, track inventory used, return unused items to the established location, and notify the maintenance supervisor about re-ordering needs.
• Complete documentation and paperwork accurately and promptly so that service requests can be properly tracked.
• Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost-cutting and expense control by fixing parts rather than replacing them when possible, using materials and supplies efficiently, and properly using tools and equipment.
• Perform preventative maintenance activities.
• Be willing to work a flexible schedule and on-call.

• Minimum one year of apartment maintenance experience.
• Valid driver’s license.
• AC Certification I and II.
• EPA Certification.
• HVAC Certification.
