Building Maintenance, Maintenance Technician / Mechanic
Maintenance Staff
This position is for Chisholm Trail Senior Living.
The Maintenance Staff oversees all areas of the community in compliance with all established guidelines, codes, and regulations. They perform the following duties personally or through subordinates. The qualification requirements listed below represent the knowledge, skill, and/or ability required to successfully perform the essential functions of this job.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Coordinates preventative maintenance programs according to manufacturer’s guidelines and specifications.
- Maintains preventative maintenance records on each residential unit and utilizes work order system to track all repairs.
- Coordinates and provides full-service, on-call maintenance 24 hours per day, 7 days per week.
- Conducts daily inspection of building, grounds, and equipment.
- Ensures compliance with all local, state, and federal regulatory agencies, including documenting inspections/maintenance of fire extinguishers, ladders, MSDS notebooks, fire exits, and fire prevention and alarm systems.
- Ensures the safety of residents, visitors, and associates by identifying and resolving potential hazards.
- Maintains and controls maintenance supply inventory.
- Budgets maintenance supplies.
QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
Education and/or Experience- Bachelor’s degree (B.
A.) from a 4‑year college or university; or 1–2 years related experience and/or training; or an equivalent combination of education and experience. - Valid driver’s license for use of company vehicle.
- Ability to multi‑task.
- Experience with hand tools, ladders, electrical cords, golf cart, fire extinguishers, calculators and air compressors.
The employee will occasionally drive 0–25 miles.
Physical Demands- Frequently required to sit and use hands to operate telephone, type and operate computer and mouse.
- Frequently required to talk, hear, bend, and twist neck.
- May occasionally lift and/or move up to 50 pounds.
Specific vision abilities required by this job include close vision and distance vision.
Work Environment- The employee is in a typical office environment.
- The noise level in the work environment is usually moderate, but occasionally noisy.
