Purpose of Position

Maintenance personnel is responsible for maintaining the facility building and equipment, performing preventative, planned, and unplanned maintenance throughout the hotel, including plumbing, electrical, pool, grounds, and landscaping. The employee also greets guests and provides outstanding service during their stay.

Essential Functions

  • Complete training in security, alcohol, and health and safety; ensure OSHA, state, and federal guidelines are followed.
  • Practice good time‑management skills, completing preventive and routine maintenance on schedule.
  • Complete all work orders on time, keeping rooms in service.
  • Maintain proper inventory and keep storage areas and tools clean and organized.
  • Maintain grounds, trash removal, parking lot maintenance, landscaping, lighting, and curb appeal.
  • Maintain pools (if applicable); backwash, maintain chemical levels, and meet all regulations.
  • Inspect fire extinguishers and fire suppression systems monthly; respond to alarms and report to front desk or manager on duty.
  • Walk the property daily, noting repair or maintenance issues and prioritizing them.
  • Monitor energy conservation and recommend improvements.
  • Work with other departments to keep room status up‑to‑date and repair rooms promptly.
  • Understand hotel policies on cancellations, extended stays, room types and rates, late check‑outs, early arrivals, and special requests.
  • Responsible for key control; issue and receive room keys and master keys.
  • Operate computer equipment and Microsoft Office suite.
  • Assist in training new staff.
  • Participate in and support a positive, enjoyable work environment.
  • Understand hotel products and services (food and beverage, recreation).
Position Requirements
  • Knowledge of electrical, plumbing, HVAC, laundry and kitchen equipment, door locks, vacuums, light carpentry, and small equipment.
  • Ability to communicate with hotel staff, guests, and management in a professional manner.
  • Knowledge of the surrounding area.
  • Ability to work a flexible schedule, including weekends and holidays.
  • Read, write and speak English.
  • Learn safety, emergency, and accident prevention policies and procedures.
  • Maintain a neat, well‑groomed appearance; wear proper uniform and name tag.
Accountability
  • Follow all state and federal guidelines, including OSHA hazardous communication training.
  • Maintain a high level of quality, service, and cleanliness.
  • Act on repair requests immediately and return completed slips to the manager on time.
  • Act on daily, weekly, monthly, and quarterly maintenance assignments as outlined on the maintenance calendar.
  • Communicate openly with direct supervisor.
Experience or Training Required
  • High school education.
  • One year of hospitality maintenance or similar experience (preferred).
License or Certification Required
  • Valid driver’s license.
  • Certified Pool Operator (CPO) license.
Marginal Job Functions
  • Assist housekeeping with quarterly mattress rotation or flipping.
  • Drive a shuttle van if applicable.
Physical Demands
  • Stand, walk; use hands and fingers for up to 8 hours a day; reach with hands and arms.
  • Walk and navigate stairs regularly.
  • Perform repetitive movements.
  • Speak clearly.
  • Read and see details clearly.
  • Lift up to 50 pounds occasionally; lift up to 100 pounds from time to time.
  • Stoop, kneel, twist, crawl or crouch frequently.
