Maintenance Technician

The Maintenance Technician assists in carrying out corrective, preventative, routine, emergency, and cosmetic maintenance across the property, including make‑ready processes, under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Regular daily onsite attendance required.
  • Respond to resident, management requests and work orders for common areas, buildings, and units in a timely manner.
  • Ensure necessary repairs and replacements for community common areas and units.
  • Assist with scheduling and performance of all maintenance/repair‑related turn events.
  • Aid in daily exterior clean‑up of grounds, breezeways, and common areas.
  • Perform swimming pool maintenance and keep accurate chemical logs.
  • Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
  • Maintain a preventive maintenance program to extend community life and minimize future repairs.
  • Follow Asset key policy and maintain a well‑organized, properly stocked maintenance shop.
  • Assist maintenance supervisor with hazard communications program and promote safe work practices.
  • Participate in unit inspections and monitor inventory of equipment and supplies.
  • Keep accurate records: service requests, EPA/OSHA standards, preventive maintenance, make‑ready status, work progress, etc.
  • Assist in general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report violations of community rules to supervisor or manager.
  • Participate in on‑call emergency response at community.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks requested by supervisor and manager.
  • Deliver excellent customer service and maintain service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Maintain consistency in handling residents on all matters and enforce community policies as delegated.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to use on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Move regularly to accomplish tasks or move between work sites.
  • Frequently ascend/descend ladders, stairs, ramps, step stools; operate machinery, power tools, and motor vehicles such as golf carts.
  • Lift and place objects over 100 lbs.; reach and move objects in tight spaces; work in overhead positions.
  • Operate in varying weather conditions and environments, including exposure to hazardous chemicals.
  • Work overtime, weekends, night hours (on‑call emergencies).
  • Occasionally stand or sit for prolonged periods.
License / Equipment
  • Reliable transportation required due to on‑call emergency duties.
Compensation & Benefits

Salary Range: $24 per hour to $26 per hour.

Compensation is based on skill set, background, training, and certifications. The offer includes a comprehensive total rewards package: medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; performance bonuses when applicable; paid sick days and company holidays. Full‑time employees also receive paid sick days and company holidays.
