Facilities Operations; Maintenance Supervisor

Role Overview

The Facilities Operations Supervisor is the technical maintenance leader for the Franklin, TN corporate campus, a Class A office environment comprising multiple buildings and support structures. The role involves owning the reliable, safe operation of all campus building systems, developing and executing the preventive maintenance program, and supervising assigned maintenance staff.

Responsibilities include diagnosing and resolving complex building system issues, performing and directing hands‑on work as needed, developing and maintaining technical operating documentation, supervising maintenance staff, and managing technical service vendors.

The ideal candidate will have 5‑7 years’ experience in facilities or building maintenance, including experience leading or supervising maintenance staff, and proficiency in multiple software platforms.

• High School Diploma or GEDEPA Section 608 Universal Certification (Refrigerant Handling)
• OSHA 10‑Hour or 30‑Hour General Industry
• Valid TN Driver's License
• 5‑7 years’ experience in facilities or building maintenance
• 2+ years’ experience leading or supervising maintenance staff, technicians, or trades
• Intermediate to advanced proficiency across multiple software platforms
• Strong working knowledge of commercial building systems
• Strong understanding of preventive maintenance programming and building automation systems (BAS)
• Understanding of life safety codes, OSHA requirements, and lockout/tagout (LOTO) procedures
• Familiarity with technical vendor management and maintenance budgeting
• Strong troubleshooting and diagnostic skills across multiple building trades
• Ability to develop and maintain technical operating documentation
