Description & Requirements

We have an excellent opportunity for a full-time Facilities Operations Supervisor based in our Franklin, TN office. The Facilities Operations Supervisor is the technical maintenance leader for the Franklin, TN corporate campus, a Class A office environment comprising of multiple buildings and support structures.

General Responsibilities

  • Building Systems Operation and Troubleshooting - Own the reliable, safe operation of all campus building systems including HVAC (chillers, air handlers, VAV boxes, condensers, cooling towers), electrical distribution, plumbing, fire life safety, elevators, backup generators, lighting controls, and automatic doors. Diagnose and resolve complex building system issues, performing and directing hands‑on work as needed.
  • Preventive Maintenance Program - Develop, own, and execute the preventive maintenance program for all major campus assets. Build and maintain PM schedules, ensure tasks are completed and documented in the CMMS, log equipment readings, and address abnormal conditions and emerging issues.
  • Technical Operating Documentation and Standards - Develop and maintain technical operating documentation including preventive maintenance schedules, systems ownership records, technical service standards, and escalation procedures. Keep documentation current as systems and buildings are added.
  • Maintenance Staff Supervision - Supervise assigned maintenance staff. Assign and prioritize work, mentor, develop, and manage performance, and ensure coverage. Plan for team growth as campus occupancy increases.
  • Technical Vendor Management - Manage technical service vendors including elevator maintenance, fire and life safety inspection, building automation, generator service, and specialty equipment. Define technical scopes, manage schedules and performance, and verify technical work completion.
  • Generator and Emergency Systems - Own the generator and emergency‑systems program including load testing, run logs, and execution of the power outage response plan. Maintain emergency lighting, exit signage, fire extinguishers, and AED stations, and support fire alarm and elevator entrapment responses.
  • Maintenance Budget - Track and manage maintenance spend against budget. Recommend repair versus replacement and flag recurring repair trends and capital needs.
  • Construction Turnover and Tenant Improvement - Lead the technical aspects of construction turnover and tenant improvement work. Learn all facility systems, perform and oversee punch items, and integrate new systems into the preventive maintenance program as the campus expands.
  • Building Automation Monitoring and Technical Reporting - Monitor the building automation system and conduct building rounds to identify and resolve issues before service disruption. Track and report technical performance including open work orders, response times, repeat failures, preventive maintenance completion, and system reliability.

    Monday‑Friday, 8:00 am‑5:00 pm; includes occasional night and weekend work
  • Must be available to occasionally work outside of regularly scheduled days/hours for building emergencies and scheduled after‑hours maintenance

Qualifications
  • High School Diploma or GED; required
  • Associate degree (HVAC, Electrical, Facilities Maintenance or related field) or Trade School Certificate; preferred
  • OSHA 10‑Hour or 30‑Hour General Industry; preferred
  • 5‑7 years' experience in facilities or building maintenance including chiller-based HVAC, building automation, and CMMS or work order platforms;

  • 2+ years' experience leading or supervising maintenance staff, technicians, or trades; preferred
