Job Summary
The Surveillance Technician will complete required education and training for all contractor-provided BAS operators. Training must meet OEM standards for Johnson Controls, Honeywell, or TAC/Schneider systems.
ResponsibilitiesMaintain and monitor Building Automation Systems 24/7, 365 days per year; respond to alarms and equipment failures; maintain shift log documentation; review animal room temperature and humidity bi-hourly; conduct hourly rotating walking tours; maintain suite pressure logs; relocate refrigeration equipment during after‑hours failures as needed.
Primary Job Functions- Maintain hardware and software; diagnose issues with mechanical equipment; program sequences of operations, user graphics, control setpoints, alarms; and provide repairs and solutions for alarms generated by the building automation systems.
- Plan building-wide controls, networking and coordination with other government entities or construction contractors responsible for adding or modifying controls components.
- Communicate technical material to a non-technical audience and demonstrate knowledge of control theory and HVAC systems.
- Ensure activity logs for every action performed on the BAS and maintain daily electronic logs.
- Operate the Utility Management Control System (Building Automation System) and related pneumatic controls and all associated components and devices.
- Assist staff technicians in monitoring and analyzing HVAC operations.
- Report abnormal building system conditions to supervisors or trade leads; apply regulations, instructions, plans, and emergency notifications.
- Monitor centrally monitored alarm systems (power, temperature, pressure) and take appropriate actions when alarms occur.
- Perform regular inspections and maintenance for HVAC, lighting, and other building systems; troubleshoot and resolve system alarms and faults promptly.
- Analyze BMS data to identify trends and optimize performance; coordinate with maintenance and engineering teams for repairs or upgrades.
- Document all maintenance activities and system updates; ensure compliance with safety and environmental regulations.
- Provide technical support and guidance to staff and building occupants.
- Perform additional duties as assigned.
- High School Diploma – required.
- 1+ year experience with computerized maintenance management system (CMMS) software – required.
- Certifications or technical trade school certificate – preferred.
- Must lift 50 lbs, squat, bend, stoop, kneel, climb a ladder, stand for long periods, and perform constant arm extensions.
- Occasional exposure to heat, cold, noise, dust, dirt, chemicals, and minor safety hazards such as cuts and bruises.
- Strong attention to detail and organizational skills.
- Excellent oral and written communication skills, data analysis, and technical documentation for regulatory compliance.
- Knowledge of computer software programs, including Word, Excel, PowerPoint, and Outlook.
- Ability to pass a local background check and obtain and maintain NAC/LAC clearance after hire.
