Facility Maintenance, Groundskeeper
Overview
As a Porter/Groundskeeper, you are at the forefront of maintaining a safe, clean, and attractive environment for our employees and residents. You are responsible for maintaining the interior and exterior of the property, typically focused on the community’s public spaces and amenities used by our residents, such as lobbies, hallways, stairwells, elevators, recreation areas, fountains, business centers, parking areas, and refuse areas.
Responsibilities- Keep property grounds free of trash, waste, and refuse throughout the day and maintain landscaping and watering as needed.
- Perform periodic maintenance on all common areas of the property as scheduled.
- Engage with residents in a friendly and efficient manner, while working around the property, and contribute to a safe working environment for the team and a safe living environment for residents with a safety-first approach.
- Maintain the interior and exterior of the property, focusing on public spaces and amenities used by residents.
- You will work full-time, generally Monday through Friday.
- During high-traffic holiday periods, scheduling is per Company standards and requires supervisor approval.
- Benefits include medical, dental, vision, and basic life insurance options. The company provides auto-enrollment in its 401(k) plan after 60 days of employment. New employees accrue 40 vacation hours in the first year and earn paid sick leave per state requirements. Eligible employees also receive holiday pay (if working) or paid holidays (if scheduled off) for six holidays each year.

- Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled
- Excellent verbal and written communication skills with the ability to write and speak clearly
- Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
- Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines
- Ability to function well in a fast-paced, high-volume environment
- Basic proficiency with Microsoft Office Suite or related software
- A high school diploma or GED is required, and a minimum of 1 year of work experience, preferably in property management, hospitality, or other service industry environment
- Prior groundskeeping, custodial, janitorial, or residential maintenance experience is preferred but not necessary
- Valid driver’s license to operate company-owned vehicles or to utilize own vehicle for work
- Expected work hours: 7:30 to 5:00, Monday through Friday, with occasional weekends
- Travel:
Occasional, may need to drive a company-owned or personal vehicle for business - Work environment and physical demands:
- Able to frequently lift or move items weighing up to 25 pounds; occasionally up to 50 pounds
- Able to use hands to operate tools and objects or control equipment; adequate vision; stamina and dexterity
- Able to move about the property to perform tasks, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling in various weather conditions
