Essential Duties & Responsibilities

• Community Maintenance
• Regular/daily onsite attendance is required
• Responsible for cleaning, trash removal, and general maintenance of grounds and residential areas, including make-ready units and common areas.
• Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
• Ensure all repairs and replacements necessary for community common areas and units.
• Daily cleanup of the exterior of the community, including grounds, breezeways, and all common areas.
• Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
• Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
• Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
• Understand and follow Asset key policy.
• Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
• Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
• Participate in unit inspections as requested.
• Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
• Utilize property resources, equipment, and supplies economically.
• Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
• Manage excellent customer service and monitor service request turnaround and responsiveness.
• Project a favorable image of the community to achieve property objectives and public recognition.
• Ensure consistency in dealing with residents on all matters.
• Enforce policies of the community delegated by the immediate supervisor.

• High School Diploma or Equivalent;
  Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
• Basic computer skills required; ability to understand and perform all onsite software functions.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

• Required to ascend or descend ladders, stairs, scaffolding, ramps, and step stools.
• Perform repeat motions involving wrists, hands, and fingers; operate machinery, power tools, motor vehicles, and golf carts.
• Move objects up to 100 lbs. in all directions.
• Work in various environments including tight and confined spaces, overhead positions, small or enclosed spaces, outdoors in precipitation and wind, and mandatory overtime, weekends, and night hours (emergencies).
• May be required to stand or sit for prolonged periods; work in extreme temperatures; traverse flat and non-flat terrain.

Salary Range: $16.90 per hour to $16.90 per hour.
