Pay Range: $30.00 - $36.00 per hour

As Maintenance Director, you will plan, organize, develop, and direct the general operating maintenance, repair, and housekeeping of the physical plant, both interior and exterior, to maintain proper operations of the property. You will oversee the maintenance and housekeeping departments to ensure the property is safe, clean, and comfortable in accordance with property policies and procedures.

• Demonstrate mechanical ability and/or self‑teaching capability to work on equipment such as washer/extractors, dryers, refrigeration and heating units, ice machines, and minor plumbing and electrical tasks.
• Electrical duties: troubleshoot, identify problems, and repair electrical issues including wall switches, receptacles, lighting, resident call systems, and kitchen equipment.
• Structural duties: plan, order, and install cabinets for apartment remodeling; perform carpentry tasks such as repairing or replacing sheetrock, plywood, and structural materials.
• Painting duties: plan, order, and execute interior and exterior painting for the entire complex, disposing of materials in compliance with local, state, and federal EPA guidelines.
• Plumbing duties: plan, order, and perform minor plumbing repairs such as faucets, showers, drains, and related issues.
• Conduct daily inspection of the property’s outside grounds and promptly correct any needed items to keep the property tour‑ready.

• High school diploma or equivalent.
• Prefer two (2) years of experience in the building industry, maintenance, and/or housekeeping handling electrical, plumbing, and structural matters; knowledge of building construction is helpful.
• Prefer one (1) year of experience supervising and managing employees.
• Able to safely operate a wide variety of equipment and tools.
• Knowledge of or ability to learn the theory and practice of assisted living and dementia care.
• Able to work with seniors and interact patiently with cognitively impaired individuals.
• Adaptable, able to make decisions in stressful situations, and prioritize tasks and projects.
• Must pass a criminal background check and health screening tests, including physical and TB tests.
• Vaccination, daily screening, surveillance testing, and use of personal protective equipment may be required in accordance with regulatory guidelines.
