Responsibilities

Lead, assist, schedule, motivate and evaluate the High Performance Work Team (HPWT) consisting of Maintenance Generalist, Custodial Worker III and Custodial Workers engaged in the maintenance and custodial needs of the assigned HPWT Zone. Ensure proper safety procedures and policies are consistently followed. Develop schedules, determine work order priorities, assign work appropriately, and monitor performance. Inspect ongoing work and assist employees as needed.

Use a computer to requisition supplies and materials, generate project estimates, communicate with employees and customers, and track assets.

Regularly communicate with HPWT Zone customers to ensure that the team is meeting their needs, expectations and completing work in a timely and professional manner. Provide immediate response and solutions to customer issues that arise during normal working hours. Assign work orders in AiM and charge time as needed.

Supervise and may assist in skilled work repairs to furniture, cabinets, windows, screens, floors, roofs, stairs, structures, equipment and all related work: install ceiling tiles and grid; install flooring (vinyl sheeting and tile), wall base, chair rails, molding, crown molding, and other decorative trim; renovate existing structures such as installing or relocating doors, windows, walls, flooring; install and repair doors, mortise locks, latches, shingles, exit devices, disabled door systems and other door hardware;

repair or replace plaster, mortar, tile and other masonry; inspect, test and measure completed work to verify conformance to standards.

Assist custodial staff in minor cleaning of halls, offices, shops, classrooms, restrooms, conference rooms, laboratories, gym areas, locker rooms, elevators and stairwells. Perform sweeping, dusting, dust‑mopping, wet‑mopping, spot‑mopping, bin cleaning, water fountain cleaning, door matting and wall, door and partition spot washing.

Provide support service and coordinate repair efforts with other trades, contractors and maintenance as required for timely and efficient building and equipment repair. Recommend or initiate employment actions and conduct quarterly performance reviews. Coordinate and ensure the HPWT is trained and competent to discharge their duties. Check and approve employee time in Kronos. Perform preventative inspections of all building classrooms, equipment and entrance doors and generate monthly preventive maintenance reports.

Qualifications
  • Completion of an approved apprenticeship program in a recognized trade and at least five years of relevant experience; or a high school diploma or equivalent and at least five years of relevant experience. Appropriate vocational or technical training may substitute at an equivalent rate for the required experience.
  • Class E driver’s license.
  • Working knowledge of computers and asset‑management systems.
  • Knowledge of the principles and techniques of the skilled building trades, mechanical and repair work, safety procedures and requirements in maintenance and repair work.
  • Skilled in hand tools and equipment and able to perform a variety of skilled trade functions, read blueprints and schematic drawings, follow verbal and written instruction, plan, organize and coordinate work assignments, and work cooperatively in a team environment.
  • Required to complete training prescribed by the Facilities Services Training and Education Department and the University’s Compliance Training.
  • Required to follow and adhere to all Building Services Standard Operating Procedures, Facilities Services Policies and Directives.
  • Criminal background check and post‑offer health assessment will be conducted; health assessment required.
Preferred Qualifications
  • Completion of an approved apprenticeship program for multiple trades, or a high school diploma and four years of appropriate experience.
  • Proficiency in Microsoft applications and facility management software such as Kronos and AiM.
  • Prior supervisory experience in a maintenance environment.
  • Experience with preventive maintenance scheduling and reporting.
Salary and Schedule

Expected Salary: $53,000.00 annually, based on experience.

Normal

Work Schedule:

5:00 AM – 1:30 PM, Monday through Friday. Total hours per week: 40. Some overtime may be required. Management reserves the right to modify schedules, building assignments, shift times and/or days for operational purposes. Position is considered essential personnel as defined by UF policy.

Additional Information

This position is considered essential personnel as defined by UF policy. The role requires an active Class E driver’s license, completion of specific training, adherence to all building services procedures, and a background check. Health assessment is required.
