Under general direction, plans, organizes and supervises the work of crews maintaining and repairing the city's transit facility; assures compliance with all safety regulations and procedures. Oversees the security system, custodial, painting, construction, air conditioning, heating, electrical, plumbing and other related systems within the facility.

Representative Duties
  • Performs inspections, preventative maintenance and general facility repair work as needed;
  • Establishes priorities for daily schedule;
  • Trains, schedules, monitors, and evaluates the performance of assigned staff;
  • Ensures security of the transit facility;
  • Follows applicable safety rules and regulations;
  • Inspects, tests and maintains HVAC and mechanical systems and component parts;
  • Makes simple plumbing, electrical, mechanical and construction repairs utilizing basic hand tools;
  • Assures the facility and its equipment are preventatively maintained and kept in an operable condition;
  • Receives and reviews service requests for maintenance, repair or installation of equipment in assigned buildings; estimates costs, materials and labor for various projects or requests;
  • Consults with City departments, contractors, and local utilities regarding requirements for new installations and modifications to existing facility;
  • Oversees comprehensive inspection procedures to ensure the highest standards of maintenance, including electrical, plumbing and related systems;
  • Oversees the enforcement of fire regulations, building safety and security practices;
  • Serves as primary contact and oversees the work performed by contractors;
  • Conducts assessments of maintenance services and makes recommendations for improvements;
  • Investigates cost effective materials and resources;
  • Orders materials and supplies;
  • Prepares reports and maintains work orders, records, blue prints and warranties;
  • Responds to emergency needs outside of normal work hours;
  • Performs a variety of administrative tasks including computer and software usage, employee scheduling, payroll reporting/time keeping, and work activity reports;
  • Oversees and maintains all regulation/compliance record keeping, reporting and testing for the Facility;
  • Performs other related duties, as assigned.
Organizational Responsibilities

The Facilities Maintenance Supervisor reports to the Director of Transportation or designee and exercises supervision over subordinate facilities maintenance staff.

Education and Experience

High school graduate or equivalent G.E.D. Certificate AND four (4) years of increasingly responsible experience in facilities maintenance, including at least three (3) years in a supervisory role. Any combination of education and/or experience that demonstrates the skill level required to perform the duties of the position may qualify. Must be able to successfully complete a Certificate Program in Facilities Management within two years.

Knowledge

Knowledge of the principles and practices of facility maintenance; of tools and equipment used in building maintenance; of federal, state and local building and safety codes, policies, regulations and guidelines for maintenance of public facilities; of applicable state and local electrical codes; of environmentally friendly or "green" cleaning materials and supplies used to maintain facility; of relevant federal, state and local laws and regulations including Cal-OSHA safety regulations and ADA provisions;

of fire and safety laws related to custodial and maintenance operations; of plumbing, electrical and HVAC standards maintenance techniques; of principles and practices of supervision and employee relations; and of occupational hazards and safety precautions.

Abilities

Must have the ability to read, write and effectively communicate in English; to supervise, plan, organize and evaluate the work of subordinates; to meet schedules and time lines; to use a personal computer and applicable software applications; to develop a budget and prepare reports; to interpret plans and specifications; to develop and work with staff members using a team-oriented approach; to perform skilled building maintenance and repair work utilizing a variety of tools and equipment;

to determine the appropriate quantity and type of material necessary for projects; to interpret and apply policies, laws and regulations; to establish and maintain effective and cooperative working relationships with the public, City departments and City boards; and to provide effective customer service.

Physical Demands and Working Conditions

Work is performed indoors and outdoors in a busy work environment; frequent exposure to noise. Work will involve sitting, standing, walking, twisting (neck & waist), driving, listening, writing, grasping, holding, reaching, bending (neck & waist), squatting, kneeling, stretching, and lifting up to 50 pounds.

License and Certifications
