We’re looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, controls, and local, state, and federal regulations. The role includes financial responsibilities to contribute to and maintain the property budget.

Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards are met. Review and track progress of service requests and identify chronic maintenance issues. Respond to maintenance related issues promptly as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor. Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.

Perform general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator and more. Responsible for work order systems accuracy, daily inspection of property grounds, buildings, and common area amenities, oversee and assist with management of property emergencies, communicate with maintenance supervisor and property manager, promote safety and risk management, monitor emergency on‑call/after‑hours assignments, foster positive relationships, conduct pre‑move‑in and post‑move‑out inspections, mentor the maintenance team, maintain professional demeanor, administer the risk management program, complete special projects, solicit contractors, collaborate with leadership, keep maintenance costs within budget, and other duties as assigned.

• High school diploma or equivalent is required.
• At least three years of experience in the property management industry or directly related field.
• Possess general maintenance and carpentry skills.

• Valid driver’s license, clean driving record and current auto insurance.
• Ability to read, write and understand English.
• Proficient with general office equipment.
• Excellent customer service and interpersonal skills.
• Strong organizational and time‑management skills.
• Ability to multi‑task and perform basic mathematics.
• Ability to cope with and defuse situations involving angry or difficult people.
• Maintain confidentiality, professional appearance, and comply with safety and uniform policy.
• Must complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
