What You'll Do Essential Job Functions- Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
- Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
- Complete assigned service requests and repairs in a safe and timely manner.
- Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
- Clean parking lot areas, garages, walkways, entryways and hallways.
- Operate indoor floor scrubber machines when necessary.
- Ensure model tour route is free of debris.
- Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
- Empty trash cans and move/clean trash dumpsters and surrounding areas.
- Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
- Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
- Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
- Assist with cleaning of vacant units for move-ins when needed.
- Clean pool, chairs, tables, decks and umbrellas.
- Comply with all training requirements set forth for this position.
Other tasks as assigned by your supervisor, not listed as essential job functions.
Physical Requirements- Will need to be on feet (66% to 100%).
- Will need to perform the following physical activities (66% to 100%):
Bend/stoop/squat/kneel; perform routine maintenance/repair duties such as picking up debris; climb stairs; climb and work off a ladder; push or pull; reach above shoulders; grasp/grip/turning and finger dexterity; handle maintenance tools, nails, and open/close ladders; use telephone, 2-way radio. - Will need to lift and carry weights: above 150 lbs (rare), 75‑150 lbs (occasional), 25‑75 lbs (frequent), 1‑25 lbs (constant).
