Maintenance Director

The Maintenance Director in a nursing home is responsible for overseeing the entire maintenance department to ensure the facility's physical plant, mechanical, electrical, and resident care equipment are in safe, efficient, and compliant operating condition.

Key Responsibilities

Operational Oversight

  • Plan, organize, develop, and direct the Maintenance Department in accordance with federal, state, and local regulations.
  • Coordinate maintenance services with other departments and report to the Administrator on department performance.
  • Develop and implement a comprehensive preventive maintenance program, including daily, weekly, and monthly inspections of essential systems.
  • Ensure 24-hour coverage for critical systems such as boilers, HVAC, and mechanical equipment.

Facility Maintenance

  • Maintain the interior and exterior of all buildings and grounds year-round.
  • Perform skilled technical and preventive maintenance, alterations, repairs, and equipment replacements.
  • Inspect and test systems including fire alarms, smoke detectors, sprinklers, nurse call systems, emergency generators, and security systems.
  • Maintain building records, blueprints, maps, and schematics.

Safety and Compliance

  • Plan and conduct fire drills and extinguisher checks per state regulations.
  • Ensure annual fire safety training for staff.
  • Maintain security systems, door locks, and key control.
  • Investigate and report unsafe conditions; follow incident reporting procedures.
  • Participate in facility surveys and develop corrective action plans.

Vendor and Resource Management

  • Oversee outside vendors, ensuring work is completed per contracts and work orders.
  • Order and manage maintenance supplies and inventory.

Staff Supervision and Training

  • Supervise maintenance personnel, orient new staff, and provide on-the-job training.
  • Participate in in-service and safety training programs (e.g., OSHA, MSDS)

Committee and Reporting Duties

  • Serve on committees such as Safety, Quality Assurance, and Infection Control.
  • Prepare reports and recommendations to the Administrator on maintenance operations.
Required

Skills and Qualifications
  • Minimum 3 years of general maintenance experience, preferably in healthcare or senior living facilities.
  • Knowledge of HVAC, plumbing, electrical, and mechanical systems.
  • Strong leadership, problem-solving, and safety management skills.
  • Ability to work on-call for emergencies.
