Position: Maintenance Technician - Citi on Camelback

Job Description

The Maintenance Technician performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

Responsibilities
  • Complete assigned work orders generated from resident requests for service within 24 to 48 hours, diagnose the source or cause of the defect, and make repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Complete the make‑ready process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors as needed, obtaining supplies, completing all maintenance tasks, and inspecting completed work.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials, and using tools and equipment correctly.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance shop, track inventory used, return unused items, and notify the maintenance supervisor of re‑ordering needs.
  • Complete documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately tracked.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications.
  • Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents and incidents promptly and accurately.
  • Demonstrate customer service skills by treating residents and others with respect, interfacing face‑to‑face with residents and the service team, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
  • Perform other duties as assigned.
Work Hours and Work Environment

Schedule:

40 hours in a regular work week. Typical Site Hours of Operation (may vary by site):
Monday – Friday: 9am – 6pm;
Saturday: 10am – 5pm;
Sunday: 1pm – 5pm.

Essential Requirements
  • Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.
  • Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
  • Must be able to work a flexible work schedule which includes taking calls evenings, weekends, and holidays.
Qualifications
  • Education:

    High School Diploma or GED Equivalent.
  • Experience:
  • Preferred: 1–3years of apartment maintenance experience or equivalent.
  • Advanced

    Skills:

    Communication and delivery skills with ability to connect to people at all levels.
  • Computer

    Skills:

    Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
  • Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
  • Licenses and Certificates:
    Current valid driver’s license; EPA certifications TypeI andII or Universal for refrigerant recycling and all certifications required by state and local jurisdictions.
  • Physical Requirements – Weights:
    Must be able to push, pull, lift, carry, or maneuver weights up to 50pounds independently and 150pounds with assistance.
  • Mobility:
    Must be frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.
Travel Requirements

Routine local travel may be required to run business‑related errands including but not limited to meetings and training. Non‑local travel may be required up for business‑related responsibilities.
