* Job Summary:

** The Maintenance Technician is a dependable, service-oriented professional who takes ownership of the community’s physical presentation and operational excellence, managing the daily maintenance, repair, and aesthetic preservation for the entire property, from the manicured grounds to welcoming interiors, to ensure peak condition for comfort and safety. They meticulously care for and maintain the property, diligently following company guidelines, policies, and procedures, and operate under the guidance of the Maintenance Director to maintain a beautiful, safe, and fully operational community for residents, staff, and guests.

Job Duties:

*** Execute all basic general and preventative maintenance tasks and repairs (plumbing, electrical, HVAC, carpentry, landscape, painting, etc.) for the entire community, including grounds, common areas, and resident units, to ensure the facility is safe, fully functional, and visually appealing.
* Promptly respond to and complete daily work orders, maintenance requests, and troubleshooting.
* Fully prepare vacant apartments for new residents, including all necessary cosmetic and repair work (window treatment, paint, clean carpets, etc.).
* Adhere strictly to all established safety protocols (e.g., Lockout/Tagout) and Personal Protective Equipment (PPE) requirements (e.g., gloves, masks, aprons).
* Maintain clean, organized, safe, and hazard-free work, maintenance, and storage areas by posting necessary signs, securing and storing chemicals/paints, removing protruding objects, and promptly stowing tools and equipment after use.
* Serve as the on-call point of contact for after-hour emergencies, as directed by the Executive Director, when the Maintenance Director is unavailable.
* Follow established techniques, procedures, and policies for properly handling, storing, using, mixing, and disposing of chemicals, disinfectants, cleaning solutions, and other hazardous waste.
* Ensure all products are correctly sealed, labeled, and accompanied by Safety Data Sheets (SDS).
* Maintain and ensure full operation and regulatory compliance of specialized equipment such as pools, power tools, flooring cleaning equipment, fire/sprinkler systems, etc.
