Job Description Maintenance Technician
The Maintenance Technician is responsible for supporting the day-to-day maintenance operations of the property, with a primary focus on grounds maintenance, trash removal, work order completion, and assisting with preventive maintenance. This position works closely with the Maintenance Supervisor to maintain a safe, clean, and welcoming environment for residents, with an emphasis on customer service in a senior living community.
Essential Duties and Responsibilities- Collect and dispose of trash and debris throughout the property five (5) days per week.
- Complete routine work orders in a timely manner.
- Perform minor plumbing, HVAC, and electrical repairs.
- Assist with apartment turnovers, preventive maintenance, and building inspections.
- Operate maintenance equipment and power tools safely.
- Diagnose routine maintenance issues and determine appropriate repairs.
- Assist with emergency maintenance calls and after-hours service requests.
- Maintain the cleanliness and appearance of the grounds, common areas, and mechanical rooms.
- Communicate professionally with residents, vendors, and staff.
- Follow all company safety policies and procedures.
- Perform other duties as assigned.
- Basic knowledge of plumbing systems.
- Basic knowledge of HVAC systems.
- Basic knowledge of residential electrical repairs.
- Ability to diagnose routine maintenance issues with minimal supervision.
- Ability to safely operate maintenance equipment and power tools.
- Must possess and maintain a basic set of personal hand tools.
- Valid driver’s license and dependable transportation.
- Ability to participate in an on-call rotation, including overnight emergency calls.
- Ability to work independently while following direction from the Maintenance Supervisor.
- Ability to lift, push, and pull 50 pounds or more.
- Ability to stand, walk, bend, kneel, climb ladders, and work outdoors for extended periods in varying weather conditions.
- Ability to safely operate maintenance machinery and equipment.
- Scheduled start time of 6:30 a.m.
- Flexible schedule, including evenings, weekends, and emergency call-outs as needed.
- Previous apartment or multifamily maintenance experience.
- Experience working in senior housing or with senior residents.
- EPA Certification (preferred but not required).
- CPO certification (preferred but not required).
- Reliable and dependable.
- Self-motivated and able to work independently.
- Positive, friendly, and approachable.
- Team-oriented with a good sense of humor.
- Customer service focused.
- Professional and respectful when interacting with residents, especially seniors.
- Willing to learn and take direction.
- Takes pride in producing quality work.
