Job DescriptionQualified candidates must be professional and friendly. The Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times, ensuring a safe and secure living environment for residents, visitors, and staff. The supervisor anticipates, identifies, and corrects maintenance problems, implements preventative procedures, oversees the timely completion of all service requests, and performs hands‑on turnkey work and inspections to keep units rent‑ready.
The role manages a department budget, maintains expenses within guidelines, identifies cost‑saving measures without compromising quality, and leads a team of maintenance technicians, including hiring, training, and disciplinary actions.
- Maintain physical integrity of the community and ensure resident and staff safety.
- Anticipate, identify, and correct maintenance issues and prevent future problems.
- Oversee timely completion of service requests and repairs.
- Perform hands‑on work and inspections to keep units rent‑ready.
- Manage the department budget and cost‑saving initiatives.
- Lead, hire, train, and discipline maintenance technicians.
- 5+ years of experience in property maintenance or equivalent field. Apartment maintenance experience preferred.
- 1+ year of supervisory experience preferred.
- Professional interaction with prospects, residents, staff, and management.
- Hands‑on experience in plumbing, carpentry, electrical, HVAC (heat pump preferred), swimming pools, landscaping, and cleaning.
- Must provide personal tools and have transportation for vendor pickups.
- HVAC certification required; CPO certification preferred.
- Certified Apartment Maintenance Technician (CAMT) preferred; willingness to obtain if requested.
- Physical ability to lift 75 lbs., climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, bend, and use hand‑eye coordination.
- Familiarity with OSHA guidelines and adherence to safety procedures.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook).
- Obtain Fair Housing certification before interacting with prospects or residents.
- Ability to travel for vendor pickups.
- Other duties as requested.
- Drug and background screening completion required.
40+ hours per week. Evenings, weekends, and on‑call hours are required as circumstances warrant.
CompensationHourly pay range: $29–$30.
