Job Summary

This maintenance technician performs technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. The position is on a stabilized property with 699 units scheduled Tuesday–Saturday.

Responsibilities

Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.

Complete the make‑ready process for vacant apartments, including pre‑move‑out inspection, creating a punch list, scheduling vendors/contractors, obtaining supplies, completing tasks, and inspecting finished work.

Follow procedures to access, track, and return materials, supplies, equipment and tools from the maintenance department, and notify supervisors of reorder needs.

Complete required documentation and paperwork promptly and accurately so service requests can be tracked.

Assist with grounds, common areas, and amenities upkeep by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Support cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly.

Other Responsibilities

Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and promptly reporting accidents and incidents.

Periodically inspect work performed by contractors, vendors, and service providers to confirm that work, materials, and services meet quality standards, scope, and specifications.

Assist in routine and periodic property inspections to identify safety and risk‑management concerns, maintain the property, and communicate physical needs to management.

Physical Demands

Incumbent must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work in all weather conditions and lift up to 25lb independently or 50lb with assistance. Flexible schedule required, including evenings, weekends, and holidays. Some travel may be required.

Qualifications

1–2 years of maintenance experience.
Valid driver’s license and reliable transportation required.
CPO certification preferred.
EPA Type1 and TypeII or Universal refrigerant recycling certification (for certified service technicians).
All other state and local certifications required by jurisdiction.

Schedule & Salary

Schedule:

Tuesday–Saturday. Hourly pay range: $24.00–$26.00/hr (Glendale, CA). Eligible for quarterly/annual & weekly/monthly/quarterly bonuses depending on role (corporate or onsite).
