Are you a skilled maintenance professional who enjoys solving problems, working with your hands, and making a direct impact on your community? We are seeking a dedicated Building Maintenance Technician to help maintain and improve our public buildings, facilities, and grounds.
Under general supervision, this position performs a variety of semi‑skilled / skilled tasks requiring the use of equipment, ladders, power, and handheld tools for the maintenance, repair and/or construction of buildings, facilities, and grounds. The position will perform skilled maintenance, diagnoses, and repair in multiple trades including electrical, plumbing, masonry, heating and air, carpentry, grounds maintenance, or similar specialization. Work is generally assigned through a work order system and is typically performed independently under the guidance of the Property Maintenance Superintendent.
Positions in this classification are not exempt from the overtime pay requirements of the Fair Labor Standards Act.
- Troubleshoot mechanical, plumbing, and electrical problems and either repair or identify other solutions.
- Perform routine maintenance tasks such as painting, floor cleaning, plumbing, caulking, sheetrock repair, etc.
- Perform routine inspection and preventive maintenance on assigned equipment and refer defects or needed repairs to supervisor.
- Perform general carpentry work, including repairs, building new items, and repairing sheetrock.
Assists other maintenance employees in completion of their assigned duties as required.
Responsible for operating and maintaining equipment such as leaf blowers, pressure washers, mowers, small power and/or hand tools as required.
Perform other assignments and projects as needed in support of the Maintenance Department.
Responsible for on‑call duty for snow removal and ice melt applications. Assist with storm damage cleanup when needed.
Replace light bulbs and fluorescent light ballasts.
Perform various tasks with the use of ladders, including cleaning and inspections of gutters and roofs, replacing HVAC filters, and light bulbs, and other tasks as needed.
Perform monthly inspections of fire extinguishers, automated external defibrillators (AEDs), and exit lights in assigned buildings.
Perform inspections, maintenance, and servicing of assigned equipment and facilities, such as replacing electrical receptacles, changing light fixtures, changing filters in HVAC system, inspection and maintenance of fuel system, changing water filters, unstopping and repairing plumbing fixtures, changing batteries, and refinishing floors.
Perform outside grounds maintenance duties including mowing, edging, litter control, watering flowers, vacuuming sidewalks, gutter cleaning, and emptying outdoor trash containers.
Use pressure washer to clean buildings, sidewalks, and patios.
Operate bucket truck to clean roofs and to hang Christmas decorations.
Other related duties as assigned.
Knowledge of tools and equipment used in the work assigned.
Knowledge of the construction trades of carpentry, electrical, plumbing, and HVAC.
Knowledge of maintenance practices related to public buildings.
Ability to operate tools and equipment used in the work assigned.
Ability to troubleshoot maintenance issues and make appropriate repairs.
Ability to perform routine maintenance on a prescribed schedule.
Ability to perform heavy manual work over long periods of time.
Ability to read and write.
Ability to understand and follow oral and written instructions.
Ability to work from ladders and bucket trucks at various heights.
Ability to receive work orders from a tablet and have experience and knowledge to complete assigned task.
Ability to maintain effective working relationships.
Physical Requirements and Working ConditionsWork in this position is medium work (exerting up to 100 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects).
