Maintenance Technician – Responsibilities- Assist in the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance.
- Perform make-ready tasks in line with the property’s objectives under supervision of the Maintenance Supervisor and Community Manager.
- Maintain community maintenance by managing daily on-site presence and responding to resident/management requests and work orders for common areas, buildings, and units in a timely manner.
- Ensure repairs and replacements necessary for community common areas and units are completed.
- Schedule and perform maintenance/repair-related turn events; assist in daily exterior upkeep of the community (grounds, breezeways, and common areas).
- Perform swimming pool maintenance, cleaning, and maintain accurate chemical logs.
- Inspect grounds, buildings, and other features daily to identify and correct hazardous conditions.
- Maintain preventative maintenance program to extend the life of the community while minimizing future repairs.
- Follow Asset key policy and maintain a well-organized, properly stocked maintenance shop in adherence with safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor with the hazard communications program and promote safe work practices.
- Participate in unit inspections as requested and assist in monitoring inventory of equipment and supplies.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.
- Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units; report violations of community rules to the Maintenance Supervisor or Community Manager.
- Participate in on-call emergency coverage at the community and use resources economically.
- Support the Maintenance Supervisor and Community Manager with additional tasks and responsibilities as needed.
- Support customer and resident relations by delivering excellent service and responding promptly to service requests; help project a favorable image of the community.
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly move about to accomplish tasks; climb ladders, stairs, and move in various environments; lift and move objects 100+ lbs as needed; work in variable weather and lighting; operate machinery and vehicles; and be able to work overtime, weekends, and on-call property emergencies.
- Occasionally remain in a stationary position for extended periods.
- Must have reliable transportation due to the on-call requirement.
Salary Range: $22 per hour to $25 per hour. Compensation decisions consider skill set, background, training, certifications, and other factors.
