The Maintenance Director Assistant supports the Maintenance Director in ensuring the skilled nursing facility is maintained in a safe, clean, comfortable, and compliant manner in accordance with federal, state, local, and company regulations. This position assists with preventative maintenance, repairs, environmental safety, and facility operations to provide a secure environment for residents, staff, and visitors.
Essential Duties and Responsibilities- Assist the Maintenance Director with daily operations of the maintenance department.
- Perform routine preventative maintenance and repairs on HVAC, plumbing, electrical, mechanical, and building systems.
- Complete work orders in a timely and professional manner.
- Maintain resident rooms, therapy areas, offices, kitchens, laundry areas, and common spaces in good working order.
- Conduct regular inspections to identify maintenance issues, safety concerns, and regulatory compliance needs.
- Assist with emergency preparedness procedures, fire drills, and life safety compliance.
- Ensure facility compliance with CMS, OSHA, MIOSHA, state health department, and Life Safety Code requirements.
- Maintain documentation including maintenance logs, inspection records, preventive maintenance schedules, and safety reports.
- Support grounds maintenance including snow removal, salting, landscaping, and exterior upkeep.
- Coordinate with outside vendors and contractors as directed by the Maintenance Director.
- Monitor and maintain facility equipment, tools, and maintenance inventory.
- Follow infection control procedures and safety protocols while working throughout the facility.
- Respond to after-hours maintenance emergencies as needed.
- Interact respectfully and professionally with residents, families, visitors, and team members.
- High school diploma or GED required.
- Previous maintenance experience in healthcare, long-term care, rehabilitation, or commercial facilities preferred.
- Basic knowledge of HVAC, plumbing, electrical, carpentry, painting, and mechanical systems.
- Understanding of skilled nursing facility regulations and safety standards preferred.
- Ability to safely operate hand and power tools.
- Strong organizational and communication skills.
- Ability to prioritize tasks and work independently with minimal supervision.
- Valid driver’s license preferred.
- Ability to lift, push, and pull up to 50 pounds.
- Frequent standing, walking, bending, climbing, and reaching.
- Ability to work indoors and outdoors in varying temperatures and weather conditions.
- Ability to respond quickly to facility emergencies.
- Exposure to cleaning chemicals, maintenance equipment, mechanical systems, and outdoor elements.
- Frequent interaction within a healthcare environment serving elderly and rehabilitation residents.
- May involve exposure to infectious diseases with proper PPE and infection control measures in place.
