As a Maintenance Technician I, you are eager to learn and grow within the field of property maintenance. You handle a mix of basic maintenance tasks and porter duties, playing a key role in the overall appearance and functionality of the property. You are proactive, have a strong work ethic, and take pride in providing a clean, safe, and well-maintained environment for residents.

Key Responsibilities Maintenance & Repairs:- Perform maintenance and repairs as directed by the Maintenance Supervisor or Property Manager, including minor plumbing, electrical repairs, painting, and general handyman work.
- Prepare vacant units, including basic cleaning, minor repairs, painting touch‑ups, necessary repairs and trash removal to ensure units are ready for new residents.
- Conduct regular inspections of common areas, building exteriors, and grounds to identify maintenance needs, safety hazards, and areas requiring attention, reporting findings to the Maintenance Supervisor or Property Manager.
- Clean and maintain common areas, such as hallways, lobbies, stairwells, and community rooms, to ensure they are clean, safe, and welcoming.
- Conduct regular grounds maintenance, including litter picking, snow removal, and basic landscaping duties.
- Assist in routine inspections of building systems, equipment, and common areas to identify potential maintenance issues.
- Report any safety concerns or hazardous conditions to the Maintenance Supervisor or Property Manager promptly.
- Participate in company safety training programs and follow all safety protocols during maintenance activities.
- Assist with tracking inventory of cleaning supplies, parts, maintenance tools and equipment, alerting the Maintenance Supervisor or Property Manager when supplies need to be replenished.
- Ensure all tools, equipment, and supplies are stored properly and maintained in good working condition.
- Identify and mitigate potential safety hazards in the building and grounds, promptly addressing any issues to ensure a safe living environment for residents and staff.
- Participate in and support company‑approved safety and emergency training programs.
- Communicate any health and/or safety concerns/violations, and/or any unusual or hazardous situations immediately to management, taking immediate steps to resolve or mitigate risk wherever possible.
