Facilities Maintenance Technician

We are in search of a Facilities Maintenance Technician to join our amazing team. In this role you'll be responsible for the maintenance, repair, and preventative maintenance of the Grand Rapids Downtown Market facilities and property. This role requires day to day observation and action (proactive and reactive) to maintain both the cosmetic appearance and the structural life and integrity of the Downtown Market, including the safety of its staff, tenants, and visitors.

Essential Duties and Responsibilities

The duties and responsibilities of the position will consist of, but are not limited to, the following:

  • Assist in the oversight of all building systems including mechanical, electrical, fire/life safety, plumbing, and waste management.
  • Perform general maintenance includes but is not limited to changing light bulbs, painting, caulking, drywall repairs, exterior property including mowing and occasional snow removal, etc.
  • Maintenance and repair of the structural facility (interior, common areas, loading dock, kitchens, greenhouse, bathrooms, offices, parking lot, security systems, exterior grounds, etc.), including but not limited to fixtures, furnishings, equipment, operating systems, landscaping.
  • Ensure compliance with all local zoning laws, codes, ordinances, rules and regulations for construction, electrical, fire safety, health/sanitation, signage, accessibility, LEED certification
  • Perform all preventative and seasonal maintenance of the facility
  • Develop, document, implement, and manage inventory control systems for supplies, tools, parts, and equipment
  • Assist with tenant's build-outs and tenant facility/maintenance issues when directed
  • Maintains all HVAC systems and associated equipment
  • Monitors the building automation systems making proactive/preventative repairs
  • Monitoring systems alarms and responding to on-site emergencies such as fire alarms, HVAC system alarms, security alarms, or other alarms including after hours, weekend, and holiday emergencies
  • Other duties as assigned
Required Qualifications

The required qualifications for the position include, but are not limited to, the following:

  • High School diploma or equivalent;
    Associates Degree preferred
  • 5+ years experience in facilities/operations management and maintenance
  • Comprehensive knowledge of electrical, HVAC, plumbing, mechanical, and hydraulic systems, or other field/trade relevant to the facility required
  • Proficiency with Google Workspace (Gmail, Drive, Calendars, Docs, Sheets, Slides, Meet/Zoom and Forms) internet tools, Mac OS and other technologies
  • Knowledge of programmable logic controllers and other technologies
  • Experience working in a complex, multi-use facility is strongly preferred
  • Certificate in HVAC, building maintenance technology, or relevant field is preferred
  • Familiarity with building management software preferred
Capacity to Succeed Mental Capacity (Skills)

The mental capacity skills required for the position include, but are not limited to, the following:

  • Knowledge of mechanical systems, hydraulic systems, plumbing, HVAC, and electrical systems
  • Knowledge of building automation controls and lighting controls
  • Knowledge of federal, state, and local construction, safety, fire, health, accessibility, and sanitation codes and ordinances
  • Knowledge of computer hardware and software and other technologies
  • Ability to read and interpret blueprints, engineering, architectural, and mechanical drawings
