Position Summary

The Maintenance Assistant supports a safe, clean, comfortable, and well-maintained environment for residents, families, visitors, and team members. This is a blended Plant Operations position responsible for both general maintenance support and janitorial/common-area cleaning responsibilities.

Under the direction of the Director of Plant Operations, the Maintenance Assistant assists with work orders, preventive maintenance, apartment turns, grounds, repairs, and special projects while also performing routine janitorial and cleaning duties throughout community common areas. Responsibilities will be prioritized based on community needs and direction from the Director of Plant Operations.

The Maintenance Assistant works collaboratively with Housekeeping, Nursing, Dining, Activities, and other departments to maintain a clean, safe, attractive, and welcoming community while minimizing disruption to residents.

Essential Duties and Responsibilities Housekeeping / Janitorial Responsibilities
  • Clean and maintain common areas throughout Assisted Living and Memory Care, including hallways, lounges, dining areas, activity spaces, offices, entryways, restrooms, elevators, and other shared spaces.
  • Sweep, mop, vacuum, dust, sanitize, and disinfect assigned areas according to established schedules and infection-prevention standards.
  • Clean high-touch surfaces, including door handles, handrails, light switches, elevator buttons, furniture, and common-area fixtures.
  • Clean and restock public and employee restrooms.
  • Remove trash and dispose of waste appropriately.
  • Maintain floors, carpets, baseboards, windows, furniture, and other common-area surfaces.
  • Assist with deep-cleaning projects, seasonal cleaning, and preparation of community spaces for special events or activities.
  • Maintain cleaning equipment, carts, supplies, and storage areas in a clean and organized manner.
  • Follow infection-prevention procedures, chemical-use instructions, SDS requirements, and PPE guidelines.
  • Report maintenance concerns, safety hazards, damaged equipment, or unusual conditions promptly.
  • Practice dementia-aware interaction when working in Memory Care, including calm communication, clear explanations, and respect for resident privacy and personal space.
Maintenance Responsibilities Assist the Director of Plant Operations with daily work orders and routine maintenance projects.
  • Assist with repairs involving doors and locks, lighting, outlets, faucets, toilets, appliances, grab bars, flooring, blinds, fixtures, and other community equipment.
  • Perform minor carpentry, plumbing, electrical, painting, patching, and general repair work within training and scope; elevate work requiring a licensed professional.
  • Perform or assist with scheduled preventive maintenance, including filter changes, dryer vent cleaning, equipment cleaning, exit and emergency lighting checks, water-temperature logs, and other assigned PM activities.
  • Assist with life-safety readiness, including routine visual checks of fire extinguishers, alarm panels, pull stations, smoke detectors, sprinkler systems, and emergency equipment as directed.
  • Support fire drills, emergency preparedness activities, and required documentation.
  • Assist with apartment move-in and move-out preparation, including patching and painting, hardware replacement, flooring or trim touch-ups, fixture changes, and coordination of cleaning.
  • Move and set up furniture, wall-mounted items, bulletin boards, resident rooms, common spaces, and activity/event areas.
  • Maintain curb appeal through trash pickup, minor landscaping, watering, light pruning, seasonal cleanup, and snow and ice removal.
