Summary of Primary Job FunctionsThe Facilities Technician is responsible for completing tasks that ensure the community meets safety, appearance, and operational standards established by AMI Housing, Inc. The role requires complying with operating and safety policies and procedures and all federal, state, and local laws, including Fair Housing laws. Responsibilities include general maintenance, routine maintenance, plumbing, carpentry, building maintenance, tracking and logging service requests, quality unit turns, grounds maintenance, preventative maintenance, and assisting with construction/rehabilitation of AMIH properties.
The position collaborates with the Property Manager to support operational goals and resident retention, providing quality living experiences. The role involves driving to multiple properties within AMIH’s housing network and working in indoor and outdoor maintenance environments, with exposure to moving parts, seasonal temperature changes, high places, chemicals, fumes, dust, noise, and electrical shock.
- Maintains availability for on‑call night and weekend work as required per schedule.
- Manages all aspects of the maintenance service request process, including timely completion of work orders within 24‑48 hours, accuracy, resident satisfaction, and adherence to AMIH’s Property Management standards.
- Responds quickly and courteously to resident requests, troubleshoots, and repairs to restore service within established time standards.
- Performs maintenance repairs, preventative maintenance, and janitorial work throughout AMIH’s housing network, including common area amenities and units, preparing for new residents with activities such as painting, carpet repair, and cleaning.
- Ensures the grounds are well maintained and free of debris and litter.
- Secures unit/facility keys, tools, and supplies while managing the property maintenance inventory system.
- Initiates and implements preventative maintenance schedules and seeks ways to economize AMIH resources without compromising quality.
- Develops ideas to improve property appearance and maintenance services while economizing resources.
- Supports property managers with daily activities of property maintenance and applies AMIH’s policies and procedures to all operations.
- Reports any issues observed in housing units, such as inoperable vehicles, leaks, mold, injury, or criminal activity, and submits incident reports immediately.
- Follows up on service requests to ensure customer satisfaction and maintains a positive, can‑do attitude with residents, communicating problems to the Property Manager or designee.
- Knowledge and experience with general maintenance tools, supplies, and equipment such as hand tools, hammers, drills, saws, pressure washers, blowers, paint equipment, chemicals, ice/snow removal equipment, ladders, landscaping equipment, sanders, and safety equipment.
- Rapid and accurate arithmetic calculations (addition, subtraction, multiplication, and division).
- Multitasking with attention to detail in a fast‑paced and sometimes chaotic environment.
- Ability to plan, organize, and prioritize work.
- Basic computer skills.
- Eye‑hand coordination and manual dexterity sufficient to operate maintenance equipment and computers.
- Can lift below waist up to 60 pounds and above waist up to 35 pounds, push and pull up to 120 pounds of force.
- Vision abilities include close, distant, color, peripheral, depth perception, and focus adjustment.
- Can navigate stairs, various terrains, and walkways, and work in small, confined spaces.
- Can continuously walk or stand for extended periods.
- Can continuously sit at a desk for long periods, intermittently walk, stand, bend, climb, squat, twist, and reach; can perform simple grasping and fine manipulation; has sufficient vision and hearing for communication.
