Equity Property Management, LLC (EPM) has an immediate opening for a highly experienced Porter for a multi‑site apartment community in Greenfield, IN.
At EPM, a Porter’s role combines hands‑on maintenance, janitorial duties, and customer service. The position requires a maintenance, construction, or general labor background to handle janitorial tasks while ensuring residents are satisfied with the condition of their homes.
DUTIES- Complete projects and tasks in a thorough, accurate, and timely manner.
- Maintain the appearance of hallways and grounds effectively.
- Observe the condition of the community and immediately report or initiate action to correct unsafe conditions.
- Distribute communications to residents (e.g., upcoming events, pest control notices, violations, newsletters).
- Remove trash from vacant apartments and all common areas daily.
- Remove property deserted by tenants such as furniture and other items and dispose or store as directed by the Property Director.
- Check exterior lighting, replace bulbs regularly where practical, or report outages to Maintenance Supervisor.
- Physically walk the property daily to ensure pathways, stairways, breezeways, dumpster areas, recreation areas, and grounds remain neat and free of litter and debris at all times.
- Assist with make‑ready duties as requested by management.
- Ensure regular and predictable attendance and punctuality.
- Perform other tasks as assigned by Management.
- Be observant for any problem that could be a hazard or potentially dangerous situation for residents, staff, guests, and the public (e.g., condition of pool gates, fencing, lighting, trip hazards).
- Always display a service‑oriented mindset, maintaining courtesy and diplomacy with residents, colleagues, management, vendors, and all external customers.
- Experience in groundskeeping, landscaping, and basic maintenance.
- Experience operating small hand tools, gas‑powered tools, blowers, and power washers.
- Must be able to read, write, and communicate effectively in English. Bilingual Spanish skills for reading, writing, and effective communication are a plus.
- Ability to prioritize and organize daily work responsibilities.
- Ensure excellent service standards to maintain a high level of resident satisfaction.
- Professional appearance and demeanor.
- Ability to make sound decisions and solve problems promptly and effectively.
- Work cooperatively with others.
- Ability to lift/carry up to 50 lbs; employs two‑person lift for objects weighing more than 50 lbs.
- Ability to push and/or pull, stoop, kneel, crouch, and/or crawl.
- Significant amount of walking throughout the day.
- Climbing up and down ladders.
- Ability to work in hot, cold, and/or damp environments.
- Use of general groundskeeping equipment, including leaf blowers, snow blowers, brooms, ladders, scrub brushes, rags, cleaning solvents, and required safety equipment.
- Manual dexterity sufficient to handle items, work with fingers, and perceive attributes of objects and materials.
- 1 year of apartment grounds/porter experience preferred.
