Description
General Job Functions Include the following, and other duties as assigned by the Maintenance Supervisor or Community Manager.
Reports directly to the Maintenance Supervisor and/or Community Manager or Assistant Manager when the Community Manager is not present, followed by the Regional Maintenance Supervisor and Regional/District Manager.
- Work to ensure that the property grounds, amenities, and residential homes are in clean, good‑working order.
- Make sure all service requests are completed in a timely and accurate manner.
- Assist with move‑out and pre‑move‑in inspections.
- Complete the necessary tasks in order to turn the property for the next resident.
- Complete turn checklists.
- Complete assigned duties, tasks and projects efficiently, timely and satisfactorily.
- Direct contracted projects to verify adherence to specifications.
- Report inventory shortages for needed supplies and place orders with approval by upper management.
- Conduct work in a professional manner that is driven toward positive customer service for residents and our client.
- Have knowledge of Fair Housing Laws.
- Provide team members with assistance when needed.
- Ensure availability when scheduled to be on‑call for emergencies.
- Daily work for the maintenance of pools, grounds, service requests, make‑readies, move‑ins and projects.
- Monitor leasing activity and schedule changes when necessary to meet move‑in goals.
- Assist Maintenance Supervisor with inventory control logs and preventative maintenance logs.
- Assist Maintenance Supervisor with weekly inspections of the exterior of the community/properties and interior of properties no less than quarterly.
- Make sure ALL keys are accounted for and returned to the key box.
- Assist to ensure adequate copies of all property keys are available and are properly cut.
- Communication meetings with Maintenance Supervisor to review maintenance issues and make‑ready status on a daily basis.
- Complete work orders as necessary ensuring that there is a 24‑hour or less response time.
- Plumbing, carpentry, drywall, pool maintenance, appliance installation and repairing buildings, floors or stairs.
- Basic electrical experience.
- Assist in maintaining curb appeal.
- Trash is picked up first thing when reporting to work and throughout the day.
- All other duties as assigned.
- Ensure that proper safety equipment is available and used properly.
- To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed above are representative of some of the knowledge, skill, and/or ability required.
- Maintain active status in CFC, CPO, HVAC Certifications, as required.
- Must have own vehicle and hand tools.
- Maintain a safe, clean and organized work area and shop.
- Be available to work weekends and special events that may be held outside of normal working hours.
- Punctual attendance is an imperative job function to maintain a successful community.
- Employees must fulfill the performance standards of this position and comply with the policies, rules and procedures of, including those set out in the Employee Handbook, Policy and Procedure Manual or otherwise communicated (verbally or written).
- Communicate efficiently, respectfully and professionally with residents, prospective residents, and team.
- Proficient in computer programs used at the community, including but not limited to App Folio, Paylocity, Microsoft Teams, electronic lock and smart features.
- Organizational aptitude to keep detailed records and a clean filing system and work area.
- Must have reliable transportation, a valid driver’s license and insurance.
- Maintenance technicians typically need to be physically fit and able to handle the demands of their work, which often involves lifting, climbing, and working in various positions. They must be able to stand, walk, and potentially kneel or crouch for extended periods. Additionally, they may need to lift and carry objects weighing up to 100 pounds on occasion.
- Need to be able to use their hands to handle tools, fix equipment, and perform repairs.
- Climbing ladders and working at heights, or in confined spaces, requires good balance and coordination.
- Be able to move around the property, including walking, bending, and potentially crawling.
- The job may require close vision for detailed work and distance vision for assessing the overall condition of a building.
- Need to be able to hear and understand instructions and identify potential problems, such as leaks or equipment malfunctions.
- The job can be physically demanding, requiring long hours on their feet and potentially overtime or night work.
