Regional Maintenance Technician

Job Type: Full-time

North Carolina Region

The Regional Maintenance Technician position is responsible for maintaining the physical condition of the properties at all times. This involves ensuring safe and secure living environment for residents, visitors and staff. This position offers growth potential, paid holidays and vacation time. Essential Duties and Responsibilities
  • Responsible for ensuring completion of maintenance duties; to include, but not limited to, make ready, work order completion, purchasing supplies, and property inspections.
  • Works with Coordinators to assign and prioritize resident service requests and ensure timely completion.
  • Performs after hours emergency repairs according to company policy. Must be available for actual emergency as well as over the phone guidance, when applicable.
  • Inspect properties and work areas for cleanliness
  • Oversees and inspects work performed by maintenance staff members
  • Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis. Inspects and maintains all tools in excellent condition.
  • Perform weekly inspection of property, as needed, and examine landscape materials, lawn, building exteriors, breezeways, recreation facilities, and parking lot. Schedule maintenance as required and notify Director of Facilities of major defects or any required preventative maintenance.
  • Perform ready unit inspections, at random, to ensure turns are up to company standards
  • Work with Senior Maintenance Techs to ensure accurate records regarding preventive maintenance, service requests (received and completed), parts and supplies used, work-in-progress, refrigerant logs etc.
  • Coordinate with Regional Property Manager and Director of Facilities to ensure all maintenance related responsibilities are handled appropriately, and within company standards.
  • Manage 3rd party vendors (landscape, fire life safety etc) in conjunction with the Purchasing Manager and Director of Facilities
  • Handle and respond to all escalations within the company’s escalation management system
  • Main point of contact for the Director of Facilities during weather-related emergencies. Responsible for directing onsite personnel during emergency response and allocating resources properly.
  • Responsible for follow-up and completion of deficiencies on property inspections as instructed by the Director of Facilities.
  • Schedule, perform and document minor and routine maintenance on all company equipment that requires preventive maintenance.
  • Review freon logs at each property within Region and address any issues.
  • Any other duties as assigned by the Director of Facilities.
Personnel Related
  • Interviews all maintenance staff in conjunction with the Regional Property Manager.
  • Completes onboarding of all maintenance staff, to include assignment and introduction of maintenance phone
  • Responsible for orientation and training of new employees
  • Motivates and directs the region’s maintenance staff in order to achieve property goals
  • Assist in evaluating maintenance staff’s performance
  • Issuing verbal warnings and written counseling statements to maintenance staff with direction from the Director of Facilities as needed.
  • Report employee conflicts to the Regional Property Manager or Director of Facilities
  • Responsible for instructing maintenance staff of company procedures and guidelines
  • Plan and conduct meetings as needed to develop and carry out team strategy
  • Oversee daily operations in region.
  • Cross-train all team members to create maximum proficiency
