Overview
The Custodial Manager Swing Shift leads a night-shift custodial services unit responsible for the regular care and cleaning of University residence halls. This position reports to the operations leadership team and may be required to respond to emergencies after hours or during times the University is closed. The role is designated as essential personnel during inclement weather and emergencies. The hours are Wednesday through Sunday from 4:00am to 12:30pm, with a requirement to accommodate a flexible schedule to meet department needs.
Responsibilities- Lead daily and long-term planning for routine and project cleaning.
- Apply industry best practices (ISSA) to improve efficiency and service quality.
- Supervise staff, including training, development, coaching, and the EPMS process.
- Respond to emergencies, weekends, and hazardous weather as part of an on-call rotation.
- Ensure quality assurance (QA) inspections are completed and documented.
- Conduct monthly inspections of supplies and equipment to assess condition and needs.
- Track performance and provide monthly reports on factors affecting work quality and productivity.
- Submit maintenance work orders, review status weekly, and follow up on incomplete items.
- Provide leadership through short-term and long-range planning for day-to-day and project cleaning, incorporating best-in-class strategies to ensure service efficiency. Assist with summer and break planning, including implementation, execution, oversight, and written feedback to improve department effectiveness.
- Enter work orders to maintenance and review weekly status; escalate or follow up as needed.
- Track and report monthly indicators affecting quality and quantity of work (e.g., attendance, emergency work, scheduling).
- Supervise staff, including employee development, training, progressive counseling, and EPMS processes.
- Ensure QA inspections are conducted by lead custodians and results are documented; address deficiencies as needed.
- Perform monthly inspections of supplies and equipment; communicate equipment replacement needs to supervision.
- Oversee contracted services (e.g., rags and mats) to ensure successful delivery.
- Respond to emergencies, weekends, and hazardous weather as part of on-call rotation.
Required Education and Experience
- Requires a bachelor’s degree in a related field and 3+ years of related experience, which may be substituted by an equivalent combination of certification, training, education, and/or experience.
- Valid driver’s license.
- Computer literacy.
- Thorough knowledge of custodial services with emphasis on safety practices relevant to the role.
- Knowledge of business management, personnel management, planning, problem solving, and conflict resolution.
