Maintenance Supervisor
We’re looking for a talented maintenance supervisor who will be responsible for day-to-day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, standards and all local, state, federal regulations, as well as contributing to property budget management.

- Work with the maintenance team to ensure daily maintenance tasks such as service requests and unit make‑ready standards are met.
- Review and track progress of service requests and identify chronic maintenance issues.
- Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy while maintaining a professional demeanor.
- Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
- Execute general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair.
- Carry out preventative maintenance such as siding, painting, lighting, sprinkler, pool, golf cart, elevator, and more.
- Maintain accuracy of work order systems, verifying all orders are completed on time to company standards and resident satisfaction.
- Conduct daily inspections of property grounds, buildings and common areas to maintain safety, cleanliness and identify maintenance needs.
- Assist with management of property emergencies including snow, inclement weather, fires and floods.
- Communicate promptly with maintenance supervisor and property manager regarding all maintenance issues.
- Promote safety and risk management in accordance with local, federal, state and company rules.
- Monitor response times for emergency on‑call/after‑hours assignments, addressing issues as needed and participate in on‑call rotation as necessary.
- Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal, interacting courteously with residents.
- Foster positive, collaborative relationships with residents, other properties and agencies.
- Conduct pre‑move‑in and post‑move‑out inspections ensuring timely quality unit turns.
- Act as mentor to the maintenance team and maintain a professional appearance and demeanor.
- Administer the company risk management program.
- Complete special projects assigned by maintenance supervisor or property manager.
- Solicit suppliers and contractors when required and ensure compliance with company policy.
- Collaborate with property manager to keep team and property compliant with all policies and standards.
- Walk property weekly with property leadership to address challenges and operations.
- Ensure maintenance costs stay within budget and provide input on future budgets.
- Other duties as assigned by property leadership.
- High school diploma or equivalent.
- At least three years of experience in the property management industry or a directly related field.
- Possess general maintenance and carpentry skills.
- Must maintain a valid driver’s license, a clean driving record, and current auto insurance.
- Ability to read, write and understand English.
- Ability to use general office equipment (telephone, fax, printer, copier, key‑track system).
- Excellent customer service and interpersonal skills with ability to relate to others.
- Strong organizational and time‑management skills.
- Ability to multi‑task.
- Basic mathematical competency.
- Ability to defuse situations involving angry or difficult people.
- Ability to maintain confidentiality.
- Must maintain a professional appearance and comply with prescribed uniform policy.
- Must comply with all safety requirements.
- Required to complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
