The Facilities Maintenance Supervisor will direct, control, and oversee routine and preventive maintenance, including but not limited to electrical, plumbing, basic carpentry, and repairs at City-owned facilities and custodial activities at One Griffin Center. Duties will require a high degree of discretion, accuracy, and effective utilization of available resources. Essential duties include the following.
- Inspects and monitors City facilities for maintenance and repair needs; inspects, troubleshoots, repairs and/or coordinates the repair of roofs, walls, doors, windows, mechanical systems, HVAC systems, electrical systems, and plumbing systems.
- Hires, supervises, trains, and disciplines maintenance personnel.
- Directs the construction and installation of necessary equipment.
- Performs and oversees routine and preventative maintenance, along with repairs of city facilities.
- Oversees and performs routine maintenance and repairs of electrical, plumbing, heating and air-conditioning, fire protection, sprinkler, and mechanical systems.
- Manages, oversees, and coordinates the work done by employees and/or contractors during construction and repair.
- Responsible for projects from initial quote to job completion.
- Manages various carpentry and building construction duties, including installing sheetrock, tile installation, roofing, window and glass repair, masonry, door repair, electrical system installation and repair, hot water heater installation, ceiling repair, and commercial lavatory repair and replacement.
- Obtains bids for supplies, materials, and work performed by outside vendors.
- Inspects City facilities for needed maintenance and repair work in adherence to safety codes.
- Inspects finished work of building maintenance staff.
- Assists with developing the department budget by preparing preliminary cost estimates; monitors expenditures under the current budget.
- Oversees custodial duties, including but not limited to sweeping, mopping, stripping and waxing floors; dusting, polishing furniture and woodwork; cleaning windows; moving, assembling and disassembling office furniture and equipment; hanging signs and pictures; cleaning restrooms and ensuring they are fully stocked.
- Participates in monthly departmental safety meetings and safety training courses.
- Properly secures city equipment according to safety regulations to ensure employee and citizen safety.
- Coordinate the work of licensed contractors as required.
- Renovates office space for tenement rental.
- Cleans City Hall daily; vacuums carpets; mops floors; cleans and restocks restrooms.
- Maintains assigned vehicles and equipment.
- Monitors and inspects the work of contract personnel.
- Performs related duties.
- Employee must have the visual ability to observe and detect dangerous obstacles, colors, other vehicles or equipment, and pedestrians in both day and night time.
- The employee will be exposed to noise, machinery with moving parts, dust, dirt, grease and irritating chemicals; therefore, the use of provided protective devices such as hard hat, safety glasses, safety-toe boots, hearing protection, gloves, safety vest, etc., is required.
- The work is mostly performed while mostly bending, crouching, stooping, standing, sitting, walking, and driving.
- The work involves frequent pushing, pulling, manipulating, and/or lifting or carrying loads or objects of up to 50 pounds routinely and up to 75 pounds unassisted.
- Climbing steep slopes and ladders, and using tools or equipment that requires a high degree of dexterity.
- The work will be performed in all forms of weather that may be very hot, cold, extreme or inclement.
- Work may be performed in the presence of citizens and have traffic which may contribute to the complexity of the position.
- Knowledge of building maintenance principles, including the repair and maintenance of electrical, plumbing and HVAC systems.
- Knowledge of custodial maintenance principles.
- Knowledge of the laws, standards, and regulations pertaining to building operations, fire safety, and ADA guidelines.
- Skill in the use of hand and power tools, and cleaning chemicals.
- Must have good judgement, diplomacy and tact with the ability to solve practical problems and deal with a variety of situations and customers remaining helpful and pleasant at all times.
- Must have a professional appearance, positive demeanor, and treat others with dignity and respect responding promptly to their needs.
- Must be detail-oriented and have well-developed problem-solving abilities.
- Must have the ability to prioritize work projects and the ability to adapt due to changing conditions.
- Must have clear written and verbal communication skills with the ability to interpret and relay such information.
- Must have good inter-personal skills to be able to interact professionally and build good working relationships with others.
- Must be proficient in the use of computer software, including Microsoft Word, Excel, and email.
