American Cruise Lines is seeking an experienced and organized Property Manager to oversee the daily operations and maintenance of a commercial property in Guilford, CT. This role involves ensuring the property's optimal performance, safety, and compliance while providing exceptional service to tenants and landlord. The ideal candidate will possess strong project management skills, technical knowledge of facilities systems, and a proactive approach to problem-solving.

Duties:
  • Manage all aspects of property operations, including maintenance, repairs, and tenant relations.
  • Coordinate and supervise maintenance teams, contractors, and vendors to ensure timely completion of work.
  • Oversee facilities management systems for scheduling and tracking work orders.
  • Monitor HVAC, electrical, mechanical systems, and industrial equipment using schematics and technical manuals.
  • Conduct regular inspections of the property to identify issues related to electrical experience, mechanical knowledge, or industrial maintenance needs.
  • Lead project management efforts for renovations or upgrades, ensuring adherence to timelines and budgets.
  • Maintain detailed records of maintenance activities, inspections, and repairs.
  • Ensure compliance with all relevant regulations and standards related to facilities management.
Skills:
  • Management experience in property or facilities roles.
  • Strong supervisory skills with the ability to lead projects effectively.
  • Knowledge of HVAC systems, commercial maintenance practices, and mechanical systems.
  • Excellent communication skills in English for clear reporting and landlord engagement.
  • Familiarity with project management principles for overseeing large-scale maintenance or renovation projects.
  • Mechanical knowledge combined with hands‑on experience.
  • Use of tools such as ohmmeters for electrical diagnostics and testing.
