Building Maintenance Technician I

Annual Salary: $38,297.74
Position OverviewThis position is under the direct supervision of the Facilities Maintenance Manager in the Building Maintenance Department. While operating on the job, this position may also take direction from the Maintenance Technician III position. This position is responsible for performing duties in construction and/or maintenance operations and will provide support in maintaining City of Gulfport facilities. This position is classified as an essential personnel classification for Emergency Response.
This means that during an emergency response this position is required to perform duties that are vital to maintain basic municipal functions during an emergency. This position will report immediately upon instruction from the Facilities Maintenance Manager, in the case of an Emergency Response.
Essential job duties and functions, pursuant to the Americans with Disabilities Act, may include the following:
- Executes inspections of buildings.
- Maintains the maintenance and repairs of city properties.
- Conducts preventive maintenance inspections of buildings and facilities.
- Performs minor repair of electrical wiring.
- Performs minor repair of plumbing fixtures.
- Performs minor construction repairs.
- Performs skilled maintenance tasks, including minor plumbing repair, lighting repairs, HVAC tasks, painting and carpentry.
- Operates and uses a variety of tools and equipment related to the maintenance function.
- Performs after-hour service calls, including on-call weekend status.
- All other duties as assigned.
Skills and Abilities
Must possess required knowledge, skills, abilities and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.
- Requires entry level to basic knowledge of standard maintenance methods, materials, tools and equipment.
- Requires entry level to basic knowledge in reading blueprints and drawings.
- Requires entry level to basic knowledge in calculating and reading measurements.
- Requires entry level to basic knowledge of building and mechanical preventative maintenance processes.
- Requires entry level to basic knowledge of work hazard and safety precautions methods.
- Ability to identify safety and work hazards associated with the area of work.
- Ability to follow oral and written instructions.
- Ability to prepare routine work reports that outline daily work logs and activities.
- Ability to apply basic troubleshooting techniques in the field and resolve problems efficiently and independently.
- Ability to take an active part in building construction and maintenance activities.
- Skilled in electrical, plumbing, painting and carpentry skills.
- Skilled in operating construction equipment in a safe and professional manner, including but not limited to, trailer operations and hauling.
High School Diploma:
High school diploma or equivalent required, and two years experience in one or more of the building trades.
Must possess a valid MS driver’s license.

Physical requirements involve frequent walking, standing, bending, stopping, some unassisted lifting, carrying, pushing and/or pulling of moderately heavy objects of 50+ pounds and occasionally objects up to 100+ pounds, with the assistance of other employees and/or equipment as appropriate. Requires the ability to speak and signal people to convey or exchange information. Requires the ability to coordinate hands and eyes accurately for manipulating small items, and manual dexterity necessary to operate equipment.
