Performs maintenance duties and supervises and coordinates the activities of the maintenance team to ensure all upkeep, inventory, and repair of the community’s grounds and buildings are completed efficiently.
Essential Duties and Responsibilities- Responsible for inventory, ordering, and delivery of all necessary supplies and equipment for the maintenance, custodial, and grounds teams, under the direction and with the approval of the Community Manager.
- Responsible for timely response to work order requests, make‑readies, etc.
- Responsible for scheduling and performing preventative maintenance.
- Ensure OSHA (Occupational Safety & Health Act) standards and company safety policies are met at all times.
- Rotate on‑call responsibilities with other maintenance staff and back up the Maintenance Technician as required.
- Schedule and directly supervise all in‑house and vendor work.
- Schedule product review appointments to avoid drop‑in sales calls.
- Assist the Community Manager in interviewing, screening, and recommending potential maintenance, grounds, and housekeeping personnel.
- Provide subsequent training for all maintenance, grounds, and housekeeping personnel.
- Research and evaluate current and potential products used in maintenance and upkeep.
- Assist in disciplinary or promotional recommendations for service, custodial, and grounds personnel.
- Analyze and resolve work problems or assist workers in solving problems.
- Initiate or suggest plans to motivate workers to achieve work goals.
- Ensure supply and upkeep of all tools required by the Company for Maintenance Technicians.
- Report unusual or extraordinary circumstances regarding the community or residents.
- Maintain constant vendor/contractor communications concerning work scheduling, billing, vendor relations, and certificates of insurance.
- Maintain the required community uniform and ensure a professional appearance and attitude for all maintenance, custodial, and grounds personnel at all times.
- Provide courteous, efficient responses at all times.
- Demonstrate thorough knowledge of company policies and procedures.
- Seek educational opportunities and self‑improvement for personal growth and development.
Directly supervise one or more team members in the maintenance department. Duties include interviewing, hiring, training, planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems, in accordance with company policies and applicable laws.

Driving RequirementsMust have a valid driver’s license and the ability to drive to daily activities.
Education and/or ExperienceHigh school diploma or GED, or 3 to 5 years of related experience and/or training, or an equivalent combination of education and experience.
Leadership and Staff DevelopmentExperience managing a diverse workforce; ability to manage conflict, provide direction, and drive results by managing staff performance.
Equipment, Machinery, and ToolsMust use gloves, eye protective glasses/goggles, and other personal protective equipment as required. Must be skilled in the safe use and maintenance of tools such as wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovels, and snow blowers.
Language SkillsRead and interpret safety rules, operating and maintenance instructions, and procedure manuals. Write routine reports and correspondence. Speak effectively with customers one‑on‑one or in groups of team members.
Mathematical SkillsCompute addition, subtraction, multiplication, and division in all units of measure, using whole numbers, fractions, and decimals. Calculate rates, ratios, and percentages; draw and interpret bar graphs.
