Salary Range: $30.00 - $35.00 hourly
SummaryThis position directs and administers the entire maintenance program, supervising all tasks, preparing and implementing budgets, coordinating shipments of supplies, submitting bills for payment, maintaining records, preparing schedules, and supervising maintenance personnel. Responsibilities include performing service requests and related tasks.
Duties and Responsibilities- Perform all duties and responsibilities of a maintenance mechanic including carpentry, masonry, painting, heating and air conditioning, appliance repair, exterminating, swimming pool maintenance, and reading plans and drawings.
- Communicate and coordinate daily with the Property Manager on overall maintenance programs, projects, and expenditures.
- Inspect vacant apartments, buildings, grounds, and public areas periodically.
- Schedule and help drive preventative maintenance programs, service requests, apartment turnover, and other maintenance procedures.
- Submit invoices for payment (or place corresponding codes), help prepare budgets, and coordinate non‑budgeted items with the Property Manager and/or Senior Manager.
- Monitor and adjust purchasing systems in accordance with company policy.
- Resolve issues involving all assigned personnel, enforce safety practices, and coordinate with the Property Manager to set up training programs.
- Recommend salary adjustments, promotions, transfers, terminations, and personnel appraisals/reviews to the Property Manager.
- Assist with property cleanliness and curb appeal (grounds and common area maintenance).
- Perform other related duties as assigned by management.
- Directly supervise employees within the department(s).
- Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws.
- Interview, hire, and train employees; plan, assign, and direct work; appraise performance; reward and discipline employees; address complaints and resolve problems.
- High school diploma or GED, or one to three months of related experience and/or training, or an equivalent combination of education and experience.
- Possession of a valid Virginia Driver’s License and proof of insurance.
- Technical training in one or more trades, or a minimum of 2 to 3 years of maintenance experience.
- Basic knowledge of and the ability to supervise others and understand principles of building maintenance.
- Proficiency with Microsoft Office Suite, Payroll Systems, and Project Management Software.
- Work well with others (employees, residents, vendors).
- Revenue and profit/loss responsibility understanding.
- High energy and strong interpersonal skills.
- Exceptional communicator, motivator, and adept at personal contact.
- Ability to perform sustained manual labor, work in inclement weather, climb ladders, and work on roofs.
