Investment Analyst

We are seeking a sharp, motivated Investment Analyst to join our team in downtown Chicago. This role sits at the center of our underwriting, development, and capital deployment activity, working directly with senior decision-makers on the analysis and execution of complex industrial real estate transactions. Candidates must have prior real estate underwriting experience in development and acquisitions and strong communication skills.

Investment

Underwriting & IC Materials
  • Build, maintain, and audit project-level financial models in Excel (development cash flows, sources/uses, financing, sensitivities, scenario analysis, and returns).
  • Perform market and deal-specific research (comps, rent/expense assumptions, supply/demand dynamics, capital markets context) to support underwriting of industrial acquisition and development opportunities.
  • Draft and help finalize investment committee memos and supporting exhibits; synthesize key risks, mitigants, and recommendations.
  • Support evaluation of partnership and joint venture structures (including public-private partnerships) and the related economics, incentives, and constraints.
Pipeline Management & Team Reporting
  • Prepare recurring updates for senior team members on pipeline, active underwriting, and key work streams.
  • Create clear, organized materials for internal stakeholders to align priorities and decisions.
Development Execution & Due Diligence Support
  • Support diligence processes by coordinating information flow across internal teams and third parties (consultants, counsel, design/construction, brokers, etc.).
  • Track diligence items, open questions, and deliverables; maintain clean documentation and version control.
  • Assist with schedule and milestone tracking across predevelopment, entitlements/approvals, and construction planning.
  • Prepare and verify construction draw requests, including review of supporting documentation, budget reconciliation, and tracking of funded amounts against project budgets.
  • Serve as a key liaison between the firm's equity and debt partners, coordinating reporting, funding requests, and information flow to ensure alignment across the capital stack.
Budgeting, Business Planning & Asset Management Support
  • Support budget updates and periodic reporting for projects and assets (variance analysis, key drivers, forward-looking risks/opportunities).
  • Assist with annual and quarterly business planning inputs, including scenario analysis and strategic initiatives.
Cross-Functional & External Coordination
  • Coordinate with internal teams including Investments, Asset Management, Development, and external consultants including Legal, Leasing Brokers, Design & Construction teams
  • Support engagement with external stakeholders relevant to complex development and PPP processes (public agencies, community stakeholders, partners, and advisors), including preparation of presentations and materials as needed.
Your Qualifications
  • Bachelor's degree in finance, real estate, economics, engineering, or a related field.
  • 1-3 years of experience in real estate investing/development (industrial preferred), investment banking, private equity, lending, valuation/advisory, or a related analytical role.
  • Strong Excel modeling capability; able to build and pressure-test models with limited supervision.
  • Strong written communication skills-able to turn analysis into clear narrative and investor-style materials.
  • Highly organized and detail-oriented; able to manage multiple concurrent priorities and deadlines.
  • Comfortable operating in ambiguity and navigating complex, highly structured transactions.
  • Collaborative working style; proactive follow-through and strong ownership of deliverables.
  • Able to work independently and learn quickly, taking ownership of tasks with minimal direction.
Preferred
  • Exposure to development underwriting, entitlements/approvals, construction budgeting.
  • Experience supporting investment memoranda and senior decision-makers in a fast-paced environment.
  • Direct experience in industrial/logistics real estate.
