Job Overview
Hourly Rate: $35.25
Location:
Maui Kaanapali Villas and Whaler on Kaanapali, Hawaii.
This position is a Maintenance Supervisor responsible for overseeing the maintenance department, managing the maintenance team, and ensuring the property runs efficiently.
- Supervise the maintenance team, including hiring, planning, scheduling, estimating, assigning, coordinating, and supervising all work, including contracted labor.
- Assign all unit work orders to maintenance staff and analyze/repair plumbing, electrical, air conditioning, and carpentry as needed.
- Audit repairs/maintenance tasks performed by the maintenance team, ensuring satisfactory and timely completion of all work orders.
- Report findings to individual owners, hotel operations, AOAO, and outside contractors as necessary.
- Operate company computers and programs required for the role.
- Ensure all units and company property are maintained in proper operating condition.
- Maintain accurate and current inventories.
- Communicate with owners regarding repairs requiring expense approval.
- Consult with the Chief Engineer and Owner Services regarding necessary outside professional services; work with the Chief Engineer to contract services.
- Manage the cleanliness, orderliness, safety, and functionality of maintenance shops.
- Order supplies as needed and safeguard all employees, supplies, equipment, and tools.
- Assist the Chief Engineer with maintenance employee hiring, scheduling, training, performance evaluations, and corrective actions.
- Manage the Preventive Maintenance Program and record all inspections, communicating completions to owners.
- Perform all assigned duties as requested.
- High school diploma or equivalent.
- Two years of college or vocational training in electrical, mechanical, architectural engineering, or plumbing preferred.
- Minimum 3 years of experience in maintenance or a related field.
- Experience using hand and power tools.
- Previous property maintenance and supervisory experience preferred.
- Familiarity with blueprints and schematics.
- Physical ability to lift/carry over 50 lbs., stand for long periods, walk extended distances, reach, kneel, and stoop repeatedly.
- Proficient reading, writing, speaking, and understanding of English, including technical terms related to the job.
- Valid driver’s license and clear traffic abstract required.
- Background check and drug screening may be required in accordance with company policy.
