DescriptionPOSITION PURPOSE
To repair, maintain, and inspect the HVAC/R systems and equipment, air quality, and refrigeration equipment of one or more properties to ensure a comfortable and working quality of air for guests and staff members. In addition, this position may handle general maintenance and hotel/guest calls.
ESSENTIAL RESPONSIBILITIES
- Maintains properties HVAC/R systems and equipment through daily inspections and routine maintenance of kitchen equipment, AC, Heating, and other related maintenance activities.
- Monitor and control property temperature.
- Replaces air conditioner filters.
- Monitor and analyze energy and utilities usage.
- Calibrate all controls, gauges, meters, and other equipment.
- Assemble, install, test, repair, and maintain electrical systems or electronic wiring.
- Assemble, install, and maintain pipe assemblies, fittings, valves, etc.
- Collaborates with Director of Engineering or Chief engineer and General Manager concerning need for major repairs or additions to lighting, heating, and ventilating equipment.
- Tend furnace, air conditioner, and boiler to provide heat, cool air, and hot water for guests.
- Respond to guest room calls as required.
SUPPORTIVE FUNCTIONS
In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the manager based upon the requirements of the hotel:
- Assist with any guest inquiry.
- Welcome and acknowledge all guests according to company standards and anticipate and address guests' service needs. Speak with others using clear and professional language.
- Follow all company and safety and security policies and procedures.
- Report maintenance problems, safety hazards, accidents, or injuries.
- Complete safety training and certifications.
- Ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets.
- Develop and maintain positive working relationships with others and listen and respond appropriately to the concerns of other employees.
- Ensure adherence to quality expectations and standards; and identify, recommend, develop, and implement new ways to increase organizational efficiency, productivity, quality, safety, and/or cost-savings.
- Perform other reasonable job duties as requested by direct and indirect Supervisors.
PHYSICAL DEMANDS
- Must have full range of reach motion to reach overhead and below the knees.
- Must be able to move in confined or elevated spaces and over sloping, uneven, or slippery surfaces.
- Must be able to move up and down stairs, service ramps and/or a ladder.
- Must be able to bend, stoop, squat and stretch frequently.
- Environmental conditions are inside, a job is considered inside if staff spends approximately 75 percent or more of the time inside.
- The temperature is moderate and controlled by the hotel environmental systems.
- Must be able to work in extreme temperatures like freezers (-10°F) and kitchens (+110°F), possibly for one (1) hour or more.
- Must be able to stand and exert well-paced mobility for up to four (4) hours in length.
- Must be able to exert well-paced ability to maneuver between functions occurring simultaneously.
- Must be able to exert well-paced ability in limited space and to reach other departments of the hotel on a timely basis.
- With assistance, must be able to assist with moving, lifting, carrying, and placing of objects weighing in excess of 100 pounds occasionally.
- Must be able to move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds frequently.
- Must be able to grasp, turn, and manipulate objects of varying size and weight.
- Must be able to talk and hear continuously in the process of communicating with guests and staff members.
- Vision occurs continuously with the most common visual functions being those of near and color vision and depth perception.
- Requires manual dexterity to use and operate all necessary equipment.
- Ability to work primarily with fingers to pick, pinch, type and carry out substantial movements (motions) of the wrists and hands as well.
SPECIFIC JOB KNOWLEDGE, SKILLS, AND ABILITIES
- Must be able to speak, read, write, and understand the primary language used in the workplace.
- Must be able to read and write to facilitate the communication process.
- Requires effective communication skills, both verbal and written.
- Must possess basic computational ability.
- Must possess basic computer skills.
- Must have working knowledge of Micro soft excel.
- Knowledge of federal, state, and local laws, ordinances, and regulations.
- Ability to solder and fit pipes.
- Demonstrates working knowledge of electrical circuits.
- Capable of demonstrating working knowledge of Micro Soft Office and Word programs.
